This add is for rent/lease of one single private room in a house in Windsor. There are a total of three rooms in the house.
There is one person in each of the already rented rooms, total three people currently live in the house. One guy, two girl, in their early/mid 20s. We have a really great friendship in the house and would like the person moving in to be apart of that as well.
The landlord has tidied up the house and has basic furniture.
Bedroom #1, the bigger room with floral bedsheets.
The other rooms are a bit smaller but still nice.

Rent = $190 per week.
Bills are $35 per week on top of the rent, this is a fixed price to cover unlimited internet, water, electricity and gas. Total of $225 per week.

Rent = $175 per week, Bills are $35 per week which includes unlimited internet, water, electricity and gas. Total of $210 per week.
Bedroom #3: Available 1/6/17.

Its pretty hard to organize the bills when people move in and out, easier just to keep the bills in my name to save connection fees etc.
I have a formal written contract for each room. Everything is organized properly. Payment must be into bank accounts for payment records and payment receipts etc. Bond is organised and recorded in the contract. The Bond amount is 3 weeks rent, i.e 3x$210 or 3x$225.
I would prefer people who want to rent a room for at least 3 to 6 months. I cant offer any room for less than 3 months, or more than 8 months, sorry. The bond repayment requires 1 month notice and the minimum agreed stay.

I do not live in the house, I own the house and organise renting the rooms etc.

- Back yard: BBQ and Gas Bottle (gas refill not included - can refill for a a few dollars at service station).
Bathroom Laundry: Shower Over bath, washing machine. No clothes dryer. No air conditioning.
Each room will include: 1 x Double bed and mattress (near new), 1 x Bedside table, 1 x lamp, 1 x clothes hanger
Each room is freshly painted white with new clean floors.
The bedrooms are not huge, but totally live-able.
One street parking permit is available per bedroom.
These are Stonnington council issued parking permits.
You can park anywhere in Prahran with this permit.
Out of the respect to other share mates, the house rules are: One person per room. No room sharing. Friend or partner welcome to stay over a couple of nights a week as long as other housemates are okay with that. Smoking outside is okay with ash tray. A few friends visiting for lunch/dinner/BBQ is fine, as long as everyone is happy. There are lots of bars and parks around the area for gatherings as well.
Back yard. Street parking permit available if need.

Tenant 1 - 21y/o female from Denmark. Works evenings in a night club in Melbourne. Like's to go out for a boogie when she is not working. Will be staying at the home for around 2 months.
Tenant 2 - 24y/o female working full time in Melbourne and Brighton. Work long hours but likes to relax with netflix and housemates at the end of a day. Will be staying at the property for a while.
Ideal tenant 3 - a male anywhere from early 20's to early 30's must be social as we live in a social house, not looking for anyone who will always lock them selves in there room while at home.
