This is the second room of three in an architecturally designed house, with high ceilings, plenty of large windows, and polished timber and exposed concrete flooring. House opens up completely and attracts pleasant breezes, while visually and spatially connecting inside to outside. The house is peaceful to live in, has partitioning doors that can divide up the spaces for more privacy, but can also serve as a really well laid out house for entertaining, such as on the deck or in the main room.

The room is furnished with a double bed, mattress topper + protector, a rug, and a generous built-in wardrobe. (Additional bedding and towels can be arranged for shorter tenancies.)

Live with three other housemates in their twenties. A French girl is in the third room across the hall, who you would share a large bathroom with (incl. toilet). This side of the house is separated from the main shared living area. At the other end of the house, an Australian couple are in the main room, and use the other bathroom.

Weekly cleaning, pool service, wifi (fast cable) + Stan / Netflix access, electricity, and water bills are all included in the rent.

Large shared living, dining, and kitchen area (with stainless steel benches - well equipped, plenty of allocated pantry and fridge space). Dryer and front loader in laundry, with line outside.

Shared multi-purpose room - Includes a gym set-up (full rack and bench on rubber mats with Olympic bar and weights.)

Pool at back, large entertaining deck at front, and a grassed split-level front yard with a veggie patch - contributions welcome!

Parking available in driveway under a shade-cloth or on kerb (first comes, first served). Very low traffic and local street.

Very quiet and tree dense neighbourhood, but within walking distance to many bus stops, is close to shops, the city, Toowong Centre, and Indooroopilly.

Pet friendly. We have a young behaved dog ourselves!

THE CURRENT HOUSEMATES AND OUR IDEAL FUTURE HOUSEMATE:

Jaie and Peter, share the 'main' room at the opposite end of the house. Peter, 28, studies Environmental Science at uni, and Jaie, 24, studies Building Technology in the city, as well as teaching art classes some evenings near-by. (The artwork on the walls are constantly changing as a result!) They both share a passion for woodworking and gardening.

Juliette is French, 23, and works as a wine rep selling high end international wines to restaurants and bars up and down the coast. Wine therefore constantly needs drinking. She lives in the third room in the house, across from the vacant second room (room currently up for rent). Although there is a multi-purpose space in between.

Xavier, the dog, belongs to Jaie and Peter, is a two year old Border Collie Kelpie Cross, sleeps indoors, and is very friendly and well behaved.

On Sundays, Jaie and Peter have made it a habit to drive to the Northey St Organic Markets - you’re welcome to come along. They are also trying their hand at growing some of their own produce in the front garden using permaculture strategies, such as self-made compost, and fertiliser from a resident worm-farm. Green thumbs are welcome!

In general, all three housemates enjoy cooking good home-made food, and often have conversations surrounding health, wellbeing, and alternative remedies. We’re not brave enough to be hippies, but are genuinely interested and take care about the environment we put around us, which includes food, chemicals, and habits of lifestyle. This doesn’t stop us drinking the odd glass of wine or bottle of beer unfortunately! We do all enjoy getting out of the city though, and spend a lot of our free time somewhere along the Eastern coast, from beaches to mountains.

We are looking for one new housemate, possibly with a pet, and are not renting to couples or pairs (sorry!) We hope for a new housemate who is a clean, and respectful person, and who might not mind having the odd dinner, or drink with us. We aren’t looking for any particular gender, but rather hope to find someone who is easygoing, but not lazy with cleaning after themselves, and social enough to be friendly to chat to and pleasant to be around! We put a high value on respect in our house, and find that this creates an enjoyable and stress-free environment for all.

PROPERTY AND THE ROOM IN MORE DETAIL:

The house was constructed with minimal harmful chemicals; with paints, and resins all eco-friendly and non-toxic. We like to continue maintaining the house in this manner, and use non-toxic products to clean as well. So if you are also conscious about the chemicals you choose to live with, then rest assured that we are too.

We are in a hidden, tucked-away pocket of Toowong, and enjoy the sounds of birds in the morning, as we are in a tree-dense area, and are close to the back of the Mt Cootha forest. We often take Xavier the dog for runs in the bush nearby and find the streets around here very quiet and safe.

The second room has a large double sliding glass door on one wall, and a sash window on another for extra light and air-flow. The glass door looks directly onto the pool and offers a beautiful, but private view. Block-out roller blinds are fixed to both openings. The floor for the back rooms, including this one, is made from exposed concrete; which has exceptional thermal properties. In Summer, the floor is cool, and keeps the temperature steady in these spaces. In Winter, it insulates well, and does not have any under-floor drafts, common to many interwar houses commonly built in our area.

At the front of the house, is an open plan space for our kitchen, living area and dining table. The area has all timber flooring, and has a high ceiling, with clerestory louvre windows encompassing the top. We have a comfortable large U-shape couch in this space, and at the front, looking over the front garden to the street, are double-storey-height bi-fold glass doors, that step out onto a brand new ironbark deck, perfect for our BBQ and is a great place to relax in the Sun or chill out in the evening. Together, these doors and the louvre windows lining the upper walls let plenty of light flood this huge living area.

Our kitchen is very generous with lots of pantry space and cupboards, and one meter deep stainless steel counters. The kitchen is fully kitted out with all the usual pots, pans, and crockery - all of high quality stainless steel, with no cheap chipping Teflons etc to worry about. You will have allocated fridge space to yourself and a very large shelf in our pantry. We tend to share salt, pepper, and spices.

Hidden past the kitchen is the laundry, with a large Bosch front loader which washes exceptionally well, a dryer, and additionally, outside there is a shaded washing line.

There are two bathrooms, both with toilets, and one with a bath, the other a shower. As there are only three rooms in the house, (four housemates in total including you), this is a very comfortable ratio with no more than two housemates sharing each bathroom. Both bathrooms have large sliding glass doors that look onto a private side garden wall, both with roll down blinds.

INCLUDED SERVICES AND HOW BILLS ARE CHARGED:

The house is professionally cleaned once a week for some hours, which is not an extra cost to the rent, where at a minimum, the floors and bathrooms are cleaned. The pool is also serviced and cleaned regularly by a pool company. This helps take the burden off individual housemates for picking up the slack. However, we do all take cleaning up after ourselves seriously, and always leave the kitchen and bathrooms clean after we use them for the enjoyment of other housemates.

Wifi (a fast 500GB/month - just heaps), and Netflix and Stan access are all included in the rent. Water and electricity bills, are also included, however be aware that unreasonable or irregular use (beyond the perceivable consumption of an individual’s day-to-day needs) may incur an excess that can be negotiated with the other housemates. This is to keep it fair for everyone, while incentivising housemates to reduce and be conscious of energy use.

LOCATION AND GETTING AROUND:

Our current tenant in this room works at UQ and has just bought a house - hence the available room. The location has suited him well, as he can take the bus easily to the Uni (15 mins on a bus), but often cycles, and as the room is furnished, he didn't have to worry about furniture while living here looking for a house to buy in the area. Jaie studies in the city, and cycles there in less than 18 minutes everyday. It’s possible to bus in though, which is a 20 minute ride; we have several stops within walking distance from our house with different buses servicing different routes and directions. It’s really still very close for those travelling to St Lucia or the city.

For those inclined to drive, we are close to everywhere, including the city, Indooroopilly Shopping Centre, and Toowong Shopping Centre. Otherwise, Flannery’s Taringa is a 10 minute walk away, and there are three awesome local independent coffee shops - one at the end of our street! The housemates like to stroll down to these cafes some mornings.

PETS:

Xavier, our Border Collie Kelpie Cross, is playful, but well behaved. He does not jump up on beds or couches, and we keep the house clean after him (regularly vacuum and mop). He's a joy to live with, and previous tenants have often let him sleep on the floor with them at night, which maybe you'd like to too. He lives on his own but has doggy friends over every now and then, or occasionally disappears on farm visits. He would love for another dog to move in with him, as long as they aren't too big, and are settled and behave well - The property would struggle to support a large, or boisterous, dog, but a smaller, quiet dog is fine. We aren’t able to accommodate dogs that bark or yap, as this upsets the neighbours. Our dog stays inside mostly with us, and we take him out twice a day - the size of the yard is not big enough alone to satisfy his exercise requirements, and so would be the case if you had a dog too. A dog that is happy chilling inside or sleeping in the sun on the deck is probably most suited. In the near future we may be getting a kitten. Cats are therefore also welcome, but please be advised that there aren’t any cat flaps in the house.
