This is a huge, beautiful, airy, character filled property which is immaculately presented. It is homely and has quintessential, English charm. With Parquet floors, stained glass sash windows (complete with fly guards) and high intricately designed ceilings - it is comfortable but wonderful in its own right. There is an abundance of on street parking outside, always. The green, friendly, safe, community spirited neighbourhood is surrounded by parks and transport links. There are humongous, well maintained gardens to three sides of the detached corner plot. The rear garden has an undercover area for those wanting to take in the outdoors within the shade; there is an area with plenty of room to hang washing without compromising on the beautiful lawned area complete with beds for growing vegetables. Although there is a garage and allocated car space within the grounds I prefer to use the space to enjoy the garden and won't use it for that purpose. Biweekly garden maintenance has already been accounted for within your fortnightly rent.

As per photos the kitchen and bathroom are a little dated so with that in mind it is important to me that they are kept looking clean and tidy which is why cleaning costs have already been included in the rental contribution price. There is nowhere to house a dishwasher unfortunately - so I need someone who isn't afraid to clean up after themselves! The clothes washing facilities and utility sink are within the garage and there is plenty of space for washing to be dried out of sight, without compromising on the outdoor entertaining area.

The room on offer is a humongous 5.1 x 3.7 metres. (Bedroom 1 on floor plan)
It comes complete with mirrored sliderobes Aussie King / UK Queen sturdy bed and expensive comfortable mattress. It has matching bedsides. There is also a massive desk that can double up as a vanity / working office and there is also a chaise longue if required. (These two furnishings I may be able to be flexible with for the right housemate.) Please note there is a door with glass within that separates your bedroom from my sunroom (which I have access to via my room also) and although you can't see through it, the listing is for the bedroom only and not sunroom.

Unfortunately the bathroom is too small to have couples and I am therefore looking for a single person only.

I am listing this room unexpectedly and therefore there isn't a corner free for furniture other than what will fit in your room, sorry - if you visit you would see this for yourself!

I am a 31 year old easy going, clean, tidy, respectful but house proud English female. I love to socialise and have friends drop by, but I am extremely aware of my surroundings and specifically neighbours, never compromising their peace and quiet. I have a teeny tiny fluffball Pomeranian who loves attention from people and will expect strokes. Although he craves human company, he wouldn't bode well with rowdiness! So although I'm completely happy with friends popping by, dinner and early drinks it all has to be quietened down for a reasonable Cinderellaesque time frame - to allow him his beauty sleep by midnight! Absolute deal breaker of no drug taking or smoking I'm afraid. Unfortunately Teddy is too small to comfortably be surrounded by other pets and the landlord only permits one animal so I can't offer that option. Already accounted for within your rental contribution is payment towards a cleaner who will frequent to clean (but not tidy around) that is our individual responsibility. I currently have a quiet, laid back friend staying on a short term, temporary basis who is a clean eating, gym frequenting Kiwi goddess! When she is home, is just being the usual, lovely and perfect house companion that she is. I work long hours at the moment and am therefore not around to share meals etc with. I'm usually road tripping with my pooch on the weekend too. It is important that I can live with likeminded people that will chip in and think to put the bins out, empty the recycling and not just leave everything to me.

I have lived in varying house shares previously and have never had any issues and have ended up making friends for life. If I haven't put you off I look forward to hearing from you and thanks for reading!!
