Fully furnished private room in shared house available on the quiet east side of Cowra. There is a shared bathrooms and full kitchen in common area. The room includes heater, TV, study desk & chair, chest of drawers and built in mirror wardrobe and queen size bed. The house has high speed NBN Wifi, gas top cooking, microwave, and all kitchenware. The laundry has is a 8kg washing machine. There is a weekly cleaner for the common areas and cleaning of your room for long term stays if needed. All bills and NBN internet are included in the rent. 5 minutes walk to the Hospital, Supermarkets, shops and restaurants on Liverpool St, east side of Cowra.
Our place is situated in a quiet street which is a right next to a lusciously green walking track along Blackman's Swamp Creek. The property itself is but a short walk to the pools, clubs and shops, in fact walk to just about anywhere Orange CBD has to offer. The combined kitchen/living area has high ceilings and large windows providing great natural lighting in the shared areas of the house. The property has ducted reverse-cycle cooling and heating. The available bedroom is situated at the front of the property, has built in robes, and can be furnished if required. The spare bathroom has a shower, bath, and toilet, and is for private use of successful flatmate. Aside from our bedroom, our bathroom, home office and the aforementioned areas, all other areas of the house are shared. Please be aware that there is a home office on the property, so at times flatmates may be required to keep noise to a minimum. There is a cat presently living at the property, so please be aware if you have allergies. He spends most of his time outside, except in the evenings when he is kept indoors. He is not particularly fond of people he is unfamiliar with (he's not even particularly fond of people he is familiar with), so he will likely avoid you to the best of his ability. However he can be won over through treats, cuddles and endless patience. Unlimited broadband is available on the property and is free of charge. Bills are not included in the rent and will be split appropriately. Meals can either be organised individually or shared together as we already cook most, if not all, nights of the week. This can be organised based on preference and requirements. We own a washing machine but not a clothes dryer, there is a clothes horse and an outside line available to hang clothes on to dry. The property does not presently have a dishwasher, so all dishes must be washed by hand. There is both off-street parking in the drive and on-street parking available out front of the property. Successful flatmate will be added to our existing lease through our real estate agent. Property available from the 5th of January 2019. House Rules: - We are a non-smoking household. Smoking will not be tolerated anywhere inside the property. - Please be mindful of others and try to keep noise to a minimum before 7am and after 10pm. - Please try to keep the shared areas clean and clean up after yourself. - Rent and bills are expected to be paid in a timely manner.
