I am a writer/director working on the final draft of an Aussie Comedy hoping to shoot the film 2019, I am in the process of raising the budget. I am a clean tidy considerate person who has a great sense of humour, I like a laugh a meal and a glass of wine, but I also value my space and give you yours, I also pay my bills and rent on time. At the moment I will be writing from home so a study or my own lounge, or even granny flat or studio would be helpful but not a deal breaker as I am looking for an office this year. The property offers a lot of shared space including a large lounge room and kitchen, a sheltered balcony for outdoor eating or bbqs, air conditioning and heating, and good storage space to boot. Easy access to shops and public transport. The 513 and 901 bus routes have stops right around the corner, and the Montmorency train station is a brisk walk away. A recently refurbished modern open home, at the end of a quiet court in Lower Plenty. Everything still looks as good as new. Wooden floors with carpeted bedrooms. The main bedroom of the house is what the right applicant will move into, with a large wardrobe as well. This is the only room that is unfurnished, so you will have to have your own bed at least. It is the master bedroom and is the largest room in the house, so you could fit a desk, a set of draws, bedside tables etc.. Enjoy all the basic essentials, with a large kitchen/eating and extended living area, with a decking off the kitchen over looking greenery and trees with a little creek that runs inbetween our large yard and the neighbours at the back of the property. A single large bathroom, with large shower and a bathtub with tiled flooring and a large mirror and vanity, plenty of storage. Local shops and transport (bus) about 5min walk, also not far from the Montmorency train station as well. Near by walking track and a few football ovals in the area too. Location wise for traffic is pretty good as you have some alternate routes to take, can show you all the tricks. For those that have seen this listing before, the person due to move in has reneged and so the rooms are still up for grabs. This is a gem of a house. Its got gas ducted heating, gas cooking, 2 large lounge rooms, massive backyard, 500m from the Yarra and Westorfolds Park and a great playground, 600m from all the shopping you could want and near the 905 bus into the city via the freeway. There is now one room available, the massive master bedroom. Its about 4.5 x 4.5m with 2 sets of BIRs and a built in dresser with mirror. It is light and airy and heated. One lounge room has an open fireplace that works and a balcony, the other lounge is setup as a music room. The dining area has a bay window, great for pot plants or for getting veggie seedlings going. The garden has veggies planted and producing and if you want, there is a plot for you to do some growing too. The lounge and dining have awesome views of sunset. Sharing with 1 female at the moment. The House has been recently renovated, so is in tip top shape. Beautifully finished and stylish, yet simple. There's a log burner in the lounge/diner area that is lovely to sit by on a cold rainy day. The bedroom available is right next to the toilet and bathroom (seperate rooms, yay!) which you'll have to yourself. There is the potential a third person could be accommodated and then you'd have to share but only with one other person and hence, the benefit of the toilet and bathroom being seperate. Wood floors all the way through the house. Specifically allocated areas for the lounge and dining are very large and spacious. There's plenty of storage space in the kitchen which is very efficient, well laid out and comfortable to use. The washer is hidden out of sight just by the back door which is convenient as there is a washing line outside. The backyard is a large space with a great big grassy area as well as the large cement patio out the back. It gets lots of sun during the day and can be really lovely to sit in. Conveniently located near a main street which has a Foodworks for all your essentials, a post office, newsagents, some really lovely cafe`s and a burger joint. The train station is just down the other end of that street. Not far from the house is Greensborough Plaza (only a 5 min drive) and Doncaster Shoppingtown is 20 mins in mediocre traffic. The room comfortably fits a double bed, two bedside tables and reasonably sized desk and chair. There's plenty of storage, wardrobe comes fitted with racks, shelves and draws. Big window which lets in a lot of light, covered in sheers and blockout curtains for when needed. Easy access to the bathroom and toilet for late night trips. A nice neutral colour for your decorating fun.
