My home is in a highly desirable part of Wendouree, close to Lake Wendouree, the botanic gardens and around the corner from public transport, Stockland and Howitt St Shopping Centres, Ballarat Grammar, Wendouree Primary School, two nursing homes, Vision Australia and Federation University's Horticulture Campus. The area is ideal for walking and cycling into the city centre, is almost as quick as driving. Wendouree station is a short stroll and buses, around the corner in Howitt or Gillies Street, provide easy access to Ballarat and beyond. Sporting complexes are also handy, including the YMCA heated pool and gym. There is solar power and hot water and the house is double glazed and centrally heated. My home has been opened as part of Sustainable Living Victoria's Weekend display homes and by the Ballarat Renewable Energy and Zero Emmissions group, BREAZE, as an example of retrofitting, recycling, and waste minimisation. The house was built in the 1960s and furniture and decor are purposely retro. Recent renovations have been in keeping with the era of the house, including the bathroom, kitchen and laundry. The room is furnished with a double bed, desk, lamp, wardrobe, television and even has an electric blanket for Ballarat's cold winters. Linen is provided, but I have no problems if you wish to personalise the room with your own. There is a second living area, so it is easy to invite friends over, without disturbing me. The garden is enormous, so if you enjoy growing vegetables, or gardening in general, there is masses of scope for you to get involved. I love to cook, but welcome sharing at least some of the cooking and expect a housemate to help keep the kitchen immaculately clean and assist with some general chores. We can negotiate cooking and meal arrangements and how food costs are covered. Other costs are covered by your rent, including WIFI. I have a cleaner that does the bathroom and floors once a fortnight. Your room needs to be neat and tidy and accessible on the days my cleaner comes, so it is easy for her to vacuum. You will be expected to change your linen and do your own washing. There is a washing machine, solar and wind powered clothesline and clothes horse to use indoors. The dryer is used only in wet weather for linen and in emergencies. Whilst there is off street parking, it is on the driveway, in front of my garage. If you choose to park there, keep in mind I need to have 24 hour access to my car and may need to move yours, if you are unable to, for any reason. If you are a student, I am prepared to hold your room, free of charge until your start date, if you are currently living at home with your family. A quiet dog or cat is okay as long as they are desexed, well socialised, house trained and get on well with my own animals. A dog that constantly barks in your absence will disturb my neighbours, so is not welcome. Nor is a dog who trashes my garden, or dog or cat that trashes my furniture. If you have an animal that sheds lots of hair, you must be prepared to clean up that hair yourself. I have a designated smoking room pretty much separate from the rest of the house, so smoking is okay there, but only in that designated room, so the rest of the house stays fresh. Illegal drug users are not welcome and will be immediately evicted and the police notified accordingly. A current police check is preferred as well as two good telephone referees.
