this is a large, modern, well appointed home close to all facilities. Located on a main bus route which is regular to the CBD and University. Approximately 14 mins to the city by bus but may be quicker especially by car only 7 mins. It is only 1 - 2 mins to the University if you have your own car. Off street parking is available. Single and double room available in West Hobart. The house is 20/30 mins walk to the CBD at the top of a steep hill in Forest Road. The elevated position offers an amazing view (Derwent river from the Tasman Bridge to the Casino, kunanyi/Mount Wellington).The house has a centralised gas heating with panel heaters in every room. The spare rooms are situated at the bottom level of the house: one single ($190/w), one double ($220/w), and have views out over the garden. They allow for lots of privacy. Guest toilet + shower is upstairs, and there is an extra toilet downstairs. Plenty of on street parking but it is a quiet road.Big kitchen fully equipped. However, WE DO NOT COOK MEAT IN THE HOUSE AND OUR GUESTS ARE USUALLY VEGETARIAN OR DO NOT COOK MEAT DURING THEIR STAY. THIS IS NOT NEGOTIABLE. The property has a stunning view of the Derwent River, including a view of the Tasman Bridge. It is a very quiet and safe neighborhood, so it is perfect for someone who wants some peace & quiet while studying or want to relax after a busy day at work. There are two undercover remote controlled garage carports available. My current housemate is moving out on the 1st of Feb 2018, but I'm sure this can be negotiated. The 1st of Feb 2018 is when our current lease agreement ends so I am looking for someone to renew our lease agreement with. The house is next to the water (1min walk, not even) in Sandy Bay. It's a two-bedroom house with two floors, two bathrooms, kitchen, living/dinning room and a little terrace outside. The room has big windows and gets lots of light (it is also the largest room in the house). The main UTas campus is 5-10 mins away and IMAS/Salamanca and the city centre is only 15-20 mins away. Close to all the big supermarkets and shops in Sandy Bay road but also in a quiet street next to the park and water.

Location is great. Less than 5 minute drive to North Hobart. 10 minute drive to the city. 3-5 minute walk to bus stop. 30 minute bus commute to UTAS. It is crucial that everyone at home feels respected and comfortable. This is necessary for maintaining a calm and relaxed home environment. Privacy Be considerate of each others personal space. Bedrooms are off-limits to other housemates unless invited to enter. When people are in their own room and have their door closed, avoid disturbing them for non-urgent matters. Noise Keep noise to a minimum between 10pm and 9am. Quiet time during these hours ensures everyone is able to try to relax and/or get rest/sleep in a calm and peaceful environment. Each Other Respect the time and energy of others. This is very important. Be considerate of others. Though everyone at home is kind and accommodating it is important to give each other space. Be mindful to not make too many requests or demands of another, of their time and energy. Cleanliness. Maintaining a clean living environment is important to me, particularly in communal areas. Kitchen Wash your dishes once finished using. Especially items like pots or pans which others may need to use as well. If in a hurry and you don’t have time to wash up before you leave the house, just make sure your dishes aren’t left in the sink overnight. Wipe the benches/stove top/table/sink after using. Bathroom Dry any wet areas of the floor with the floor towel/s after showering. Remove any of your hair from the drain that might have accumulated there after washing hair. Toilet Check to make sure it’s clean after using, especially during period time. Leave the door open after use so that others know that no one is inside. Garbage/Recycling Full garbage bags – from any of the bins – are to be placed in the smaller green wheelie bins out in the front yard. When the recycling box out the back is full, the items are to be placed in the wheelie bin with the yellow lid also out in front yard. Pups. This is his home too and it’s important we keep the home safe for him. He’s an integral part of the home. ALWAYS ensure the front door is locked and fully closed if leaving the house so that he doesn’t get out. Don’t leave any foods or medicines in places where he might be able to get to and consume them. He’s very good at sniffing out food so keep it stored safely away.
An awesome location that is quiet, but close enough to town that you can still walk in. It has some pretty sweet views, one bathroom ( with separate loo) and a cat that’s a total lurker. There is a bus stop close by, cafes , restaurants, supermarket etc. There’s a big back yard and off street parking if you can’t tackle the driveway- she’s pretty steep!
