The Location: 500m to tram 75, 48 and Hawthorn Train station. 1km to route 70 and 1.3km to Swinburne/route 16. From the apartment it is really easy to get to Richmond, Glenferrie Road or the City. The Apartment is located on a leafy street just metres from St. James Park. The Place: A quirky little apartment that isn't the biggest, nor the newest, but it is in good condition. The kitchen has gas cooking and is quite cosy, the bathroom is a decent size, and the lounge room is large and west facing. The apartment shares a small balcony, and there is a nice entertaining area out the back for all residents. Parking at the block is FIBD, and I occasionally use it, but there is good street parking. There is also spot for a washing machine in the external laundry. The block has a very eco-friendly feel, with lots of plants, a communal veggie garden and a few cats that wander about. Being considerate of the environment is quite important to me, so i'd like a flatmate who makes an effort to recycle and save power. Most of the fittings are low energy usage, which also means lower bills for you. The single bedroom is available to rent unfurnished, but if you needed a furnished room I might have some options. The rest of the apartment is half furnished and I will slowly add to it, but you are welcome to bring what you have (if there is a place for it). About You: I am looking for someone who is friendly, sociable, respectful and clean. Ideally, I would like someone who will view this place as their home, and treat it accordingly. I work 9-5, so there is a strict noise limit weeknights, but I'm flexible when it comes to the weekend. This is not a party house, but you are welcome to host smaller events. Very comfortable, secure 3 bedroom home in a beautiful, quiet leafy street in Hawthorn. Parquetry flooring throughout, good sized rooms which easily accommodate a queen size bed. There is already living room furniture, a fridge, dishwasher, washer-dryer, etc. You just need bedroom furniture and I can potentially help you organise that if you don't have it. The area is well serviced by public transport with three tram routes (70, 75, 16) passing by (easy walking distance at the end of the street, but no noise) as well as two nearby train stations. There is a small supermarket nearby, and if you walk a little further, the Hawthorn CBD. You don't need a car, but if you have one it will be easy to park. There is no bond to pay, but there our real estate agent may charge $150 to be added to the lease (and, if they don't, that's free too). We're just after somebody who is tidy, responsible and honest. You will be sharing with Chris and Clinton. Chris works in IT, Clinton works as an Engineer.
The flat is situated in a safe neighbourhood and is very convenient with public transport. It is a 4 minute walk to Trams 70 and 75 which both go into the city. Hawthorn station (10 minutes) and Glenferrie station (15 minutes) are both within walking distance. Shopping is easy as well, there is an IGA right around the corner and the Glenferrie shopping strip is an easy 15 minute walk away. Otherwise, Camberwell's shopping strip (Woolworths, Coles, Target, ALDI) is also accessible by tram. The apartment features a lovely shared garden in the front. The neighbourhood cat can often be seen lounging in it and is always happy for a cuddle. The neighbours are all lovely and friendly. Nature lovers will also enjoy a walk in Fairview Park which is an 8 minute walk away. The room is very large and is 3.5 by 4 metres. Room also has a built in wardrobe. All windows have built in insect screens and are large so you can enjoy the sunlight and the views. Fast unlimited internet is also available for $30 per month. Water is included in rent but electricity and gas is paid for every quarter. My current flatmate is also very flexible about her moving date and the property is available before the 15th of June if required.

The only negative about this property is that it’s on the 4th floor with no elevator. Location is unbelievable, cafes, pubs and a train station and tram stop within a 3 minute walk. The photos are from the real estate and don’t resemble the furniture we have here but it does come furnished except the bedroom. The bond etc can be discussed at a later date.
