It's really close to the good part of Subi. The top end that's close to good coffee, the best wine bar in the hood and the farmers markets. Also, it's a 5 min walk to the grocery store and public transport is super close. Great if you have to get to UWA for Uni. Kings Park is also just around the corner and if you're keen for a wonder you can even walk into the city.
