Apartment has a great view of the river and mountains and is 10mins to cbd.The bus stop is immediately outside of the house and the local shops are 10 mins. up the road and include bakery,chemist,deli and cafe which has great coffee. It is a really quiet neighbourhood. The main living space is north facing with large bi-fold glass doors which open to the deck, allowing plenty of sunshine in winter. It's insulated and well heated with three open fire places (one in the living room/study) and a heat-pump in the main living space. The kitchen and bathroom are modern, the house is clean and tidy (most of the time :) and the property is private and secure. There is no TV in the house, you can bring your own (and conversation is good), wifi is included in the rent provided the monthly limit isn't exceeded. The property is located nearby the LGH and is about a 10 walk into the Launceston CBD. I'm probably a 2-5 min walk (tops) to taxi ramps/public transport and local cafes. The house is a cute little cottage which would be perfect for a uni student/worker wanting to be central to town and in the hub of things. The house is furnished with an inbuilt fireplace and has a decent sized courtyard (perfect for entertaining...in the warmer months). Important info: I do have a dog, so it's crucial that if you're interested in moving in you MUST like animals (she's indoor/outdoor). Due to the smaller nature of the house, I won't be accepting anymore animals (sorry, I love them, but there's no room). The room itself isn't currently fully furnished. But, the rest of the house is and of course you're more than welcome to use all kitchen and cooking utensils. So, basically you'll just need a bed and a wardrobe... PS. There is no washing machine. I feel like you guys need to know that. I normally hand wash or take it to the local laundry-mat. Which, is about a 5 minute drive (if there's traffic, and it's Launceston...so no traffic). Rules: (Lame, I know...but gotta have em') I work full-time, basically 6-days a week and generally have to go to bed fairly early, so I would ask that you keep it down (no parties...sorry...I hate myself for saying this #adultlyf) . The house is fairly small and I like things tidy, so it's important that you clean up after yourself and are willing to do your share of housework. No drugs. I won't tolerate them under any circumstances. No smoking. Rent is weekly, and includes unlimited internet and water. Electricity is crazy expensive and would need to be halved. Also, if you are successful you would need to fill out the appropriate forms with the real estate.

Hi there, I have a room in my house for rent. Great quiet location, close to shops and supermarkets. Big bedroom with lovely wooden floors, bathroom with shower over bath, and spacious kitchen/living area with air-conditioning/heating. Back garden with lawn, mature trees and vegetable patch. Double-wide storage for your exclusive use, and off street parking. Washing machine and Heat Pump Dryer on premises. I rent the whole house, but the flat is entirely separate to my part, including a separate entrance. You will be directly sharing with my other tenant, James. He's a very decent guy, respectful, clean, and stable. But I'm just next door, so you can always knock on my door if you need something, or just want to hang out. :) I also attend the University, so I'll be happy to give you a lift in that direction if you're going that way. James has a daughter that visits him two days a week or so. She's very sweet, and loves my dog. She's not a yell-y child, and James is careful to be respectful of me, even though I'm in an entirely different part of the house. Coles, Woolies, Shiploads and chemist are all a 2 minute drive/10-15 minute walk. Bunnings is about 5 minutes away. 10 minute drive to centre of town, 20 to the University. Machens Reserve is also a 3 minute walk. Unlimited internet is included in the rent, electricity and water shared between us. Last monthly bill for water was 20 bucks, and electricity was about 120 Solar panels are installed, so that keeps the electrics down. As a side note, I have a greyhound. Her primary function is premium grade resting, but she occasionally visits the garden for a 40 second leg-stretch and may appeal to you for love. So please be ok with dogs!
