About the place: This granny flat stands inside a fully fenced and paved yard (no lawn to maintain) with a lockable entry gate and a small shed available for shared storage. We have rear lane access, with parking available on the driveway. A medium-sized room is available which has a small built-in wardrobe (hanging only) and is part-furnished, with a desk and small cupboard available for your use if needed (or they can be removed). I'm also open to possibly swapping rooms and renting out the larger bedroom at a higher rent amount. There's a large open-plan kitchen and living/dining room, good sized bathroom with shower, toilet and an internal laundry. Outside, we have a lovely concrete entertaining area, pebbled walkways around the house and a small washing line around the side of the house. There are bus stops 2 minutes walk away, which will take you towards Umina, Woy Woy and Ettalong. The rent is $210 and includes all electricity, gas, water and NBN internet usage. The owners live in the front house and are very easy-going for respectful tenants. They come around once every few months to take care of a lot of the maintenance. About you: Ideally you're aged 25-35 and like a balance of social interaction and your own space.
