About the property

If it is looking like a mutually good fit, then the bond could be waived. The property lies in the inner city suburb of Holland Park West, with the advantage of being next to the nature reserve, Toohey Forest, in a lovely peaceful bushland setting, on a gum tree lined cul-de-sac. It has the invaluable convenience of close access to the M1 (6mins on the freeway to The City, and a short trip to Logan City and the Gold Coast). It is less than 200 metres from the entrance to the Mt Gravatt Griffith University campus, and to the entrance of the Veloway ( cycling super structure), and a multitude of dedicated walking and cycling tracks. The entrance to, a pleasant and pretty, walking and cycling path to the Holland Park West Busway Terminal , is also only metres from the house’s back gate. The back gate of the property leads directly onto a council reserve, a grassy knoll, and small park area (albeit mostly tree filled). There is dedicated on street resident car parking area.

The house has a relaxing Bohemian, eclectic vibe with lovely furnishings, original art, and musical instruments throughout. It has a big private wrap around verandah, with views of Toohey Forest, and has a large screened section to enhance outdoor living. It is a gorgeous private space to relax, eat, socialise, study, read, doze, meditate..., and is furnished with comfort in mind, with rugs, tables, cushions, couches, and chairs. The verandah also boasts a fantastic big 16inch, Dobsonian Skywatcher telescope for wonderful stargazing experiences. The house has a fully functioning semi subterranean recording studio/music practice room that can be made available for boarder’s use by negotiation.

The house is architecturally designed and is built into the hill. It has multiple terraced levels, with a good sized deep concrete pool built into the secluded privacy of the bottom garden. There are towels provided, cushions, rugs, chairs, and sun umbrellas, to put on the lawn, and pool noodles and mats, for in the pool, for the household’s use. It is an expectation that the boarder tidies up after themselves and leaves communal areas as they found them (including around the pool). The property is visited by an array of native fauna, including the odd koala (recently a small female stayed a week in a gum tree on the property), a multitude of birds; especially lots of species of parrots and song birds. The pool is very private, and is not overlooked by neighbours.

The house is walking distance to the gym and shops. There is a cute little enclave of shops, that includes a post office, convenience store, a great second hand bookstore, a hairdresser, a gluten free bakery, a gourmet stone oven pizza shop, a coffee shop, an acupuncturist, realtor, and great fish and chip shop, and laundrette. There is also a closer commercial hub, The Mt.Gravatt Big Top, with petrol stn, Spotlight, Bunnings, Organic Food Market etc etc walking distance from the house.

Living areas are properly maintained; kept beautifully and clean, and tidy, to enhance the comfort and wellbeing of the occupants, and those that visit the home. Maintenance of the property, and routine cleaning, is conducted unobtrusively and discreetly while the boarder is away from the home. Included in the board, and part of the service, is the option for a fortnightly room servicing, if it is desired; includes bed clean linen change, and towels replaced with clean ones, and room cleaned (dusted, vacuumed, mopped). Also a weekly Thursday laundry service is offered; with option of personal laundry returned washed, dried, folded/ironed. Meals, servicing of the boarder’s room, and personal laundry service can be negotiated and attracts a nominal fee. Basic pantry staples and routine household consumables are included in the board amount, as well as household bills (Wifi, electricity, basic cable)

There is an option of a couch, and/or table being added to the bedroom furniture; additional to the bedroom wall mounted flat screen tv (household has Foxtel, NBN, and wifi internet access), large adjoining dressing room (knocked through), with customised cabinetry and large w/robes. This big bright dressing room, with built-ins, is additional to the bedroom furnishings of chairs, dresser, 2x bedside cupboards, table, lamps, paintings, and bedlinen. The dressing room currently has a small dining sized table and good executive style comfortable wheeled chair insitu. The bedroom is roomy and air conditioned.The windows look out onto a lovely private garden.

The 2 occupants of the house are warm, welcoming, convivial people who will strive to ensure your stay is an enjoyable and comfortable one. Couples are welcome at a basic rate of $500 per week, and singles at a basic rate of $350 per week. . All routine household bills are included; electricity, NBM, internet wifi access, and basic Foxtel. Also included in the board are basic household consumables (eg toilet paper, cleaning products) and basic food staples (a good pantry store with tea, coffee, condiments, seasonings &spices, sauces, cooking oils etc). A continental breakfast is included (help yourself to toast, condiments, cereal, tea/coffee). Home cooked hot dinners provided, if desired, by negotiation (not part of weekly board price). The Boarder, of course, has use of all kitchen and food storage facilities, appliances, gadgets and utensils for all independent food preparation needs. So too, the boarder has access to all the communal living areas. Of course, communal areas, including the kitchen, must be left as they were found (clean and tidy) after use.

There is always scope for negotiation and I am always happy to accommodate personal preferences where able. Overnight guests may incur an additional $50 charge, per night, however, it will be at Thea’s discretion if this is waived or not. It is a requirement, of course, that the home and it’s occupants are treated with respect, that impeccable politeness, calm, reasonable behaviour is exhibited in all interactions within the home, to preserve a happy, healthy, harmonious environment for all occupants. No habitual illicit recreational drug users or heavy drinkers need apply please.

About the flatmates

I am the home owner, and occupy the separate, independent living quarters on the lower 2 floors of the house. I am a fair and reasonable, kind, generous, reliable person, of impeccable honesty and great humour, and sociability. I have a genuine regard and care for people. I unobtrusively maintain the running and clean comfortable aesthetic of the household and, otherwise, I joyfully and enthusiastically pursue creative interests to my heart’s content. I am tertiary educated and have spent my working life as a clinician in the health sector. It is important that the boarder is a person who is working full time, and or working and studying, or on a working holiday, as the board arrangement is geared toward supporting and accommodating active busy people who wish to make the most of their downtime. No illicit drug takers or habitual heavy drinkers thank you.

On the upper most mezzanine floor of the house are located two bedrooms, a bathroom, and the master bedroom’s adjoining walk in dressing room. The shared living level, has the front entrance to the house, and this level has the open plan kitchen, dining and lounge, and leads onto the large wrap around verandah; largely screen and comfortably and attractively appointed with soft furnishings. There is only one other occupant. Jeff is a musician (was signed in the day), and graphic artist by trade. He is a calm, friendly, kind, intelligent and helpful person; a great asset to the household and a dear friend and lovely guy. He has a myriad of interests and, along with a lifetime of playing and preforming, he has an enduring passion for all things science related; especially quantum mechanics and astronomy. The house boasts a large 16” Dobsonian Skywatcher telescope. Seeing live original/alternate music is a shared love. The downstairs living area is shared with a semi-subterranean music room, with digital recording capabilities. This studio is not part of the communal living area, however, may be made available to boarders by negotiation.
