About the property

Newly renovated luxurious three bedroom, three bathroom semi-detached two storey house with modern kitchen including brand new dishwasher/oven/gas stoves, gas heating, covered outdoor deck/laundry area with washing machine/dryer, and a lemon tree that produces abundantly all year round. Walking distance to St Vincent's Hospital, ACU, Carlton Gardens, CBD and numerous cafes, restaurants, bars, pubs, shops and gyms. Close to number 86, 96, 11, 12, 30 and 109 tram lines, and Parliament Station.

Spacious oversized 5.1m x 4.4m master bedroom features double glazed windows, additional soundproofing, gas heating, split system air conditioning and built in robes with access to the ensuite via an additional adjoining room of approx 2.3m x 2m that can be used as a home office or additional walk-in robe. The master bedroom is $400/week for a single person and $480/week for a couple. I'm currently staying in the 5m x 2.9m $350/week upstairs bedroom and contemplating moving into the master bedroom, hence have listed both rooms. Only one of the two rooms will be available for rent.

Both rooms are currently unfurnished, however can be furnished with a double bed for a one-off $200 moving fee. If you'd prefer to bring your own bed but don't want to take it with you, we can arrange to purchase it off you or facilitate arrangements to sell it to the next housemate.

Rental price includes a fortnightly cleaner on Saturday mornings. Internet arrangements are negotiable as our vacating housemate will take their modem and plan with them. (I usually tether from my phone on a 100GB/$30/month plan when my housemates don't require home internet, as it's cheaper than sharing home internet.) Water, gas and electricity will be shared equally. Street parking is with a valid permit only. We have one parking permit left, which will be allocated on a first-in best-dressed basis for an additional $10/week. Otherwise, a commercial parking spot can be rented for prices starting around $75/week.

About the flatmates

I'm a 33 year old health professional who works long hours and travels frequently. When in Melbourne, I enjoy going out for brunch, dancing and going to the gym. At home I'm very quiet and don't tend to invite people over as I'd prefer to spend my spare time and energy doing fun activities outside with my friends. Having lived with shift workers, light sleepers and those busy with study, I close doors gently and am light on my feet. Would love a housemate who is similar.

Your other housemate will be Vincent, who stays in the downstairs nanny flat-style room. He is a 24 year old male from Sydney who works in finance in Melbourne CBD and is studying for his CFA exam. He enjoys keeping active and outdoors activities.

We're happy to accommodate those working from home as long as phonecalls and video meetings could be kept to your room with the door closed to minimise noise disturbance to other housemates. We're a shoes-off-indoors household, but you're welcome to wear slippers or keep a pair of shoes that are only worn at home.

We are friendly people and will greet each other with a smile if we run into each other, but due to our busy schedules, don't tend to regularly socialise with each other. If we happen to click, you might find yourself a new foodie friend, gym buddy, dance partner or travel companion, but there is no obligation for you to fulfill any of these roles.

If it seems like we'd be a good fit, we will book in for an inspection sometime from 2pm onwards on Sunday 3rd July when I'm back in Melbourne. The advertisement will be promptly removed once the bond and first month of rent has been paid - so if you can see the advertisement, then this room is still available.
