Two furnished rooms are available for long-term stay in Mill Park.

Location & Transport:
-Literally 5-minute walking distance to South Morang train station and Westfield Plenty Valley Shopping Centre.
-Plenty of parking space around the property.
-Easier access to RMIT Bundoora and La Trobe Bundoora by public transport than several places which look closer to these campuses on map (Buses 382, 383, 564 take you there within 15–30 minutes).
-Easy access to Melbourne city centre (Mernda Line takes you there within 50 minutes)
-Easy access to Epping Hospital and Pacific Epping Shopping Centre (Bus 569 takes you there within 30mins)
-The extra frequent SmartBus 901 at South Morang train station usefully connects such main stops as Greensborough, Epping, and Broadmeadows in the long strech between Frankston and the Airport.

House:
-is modest, but fully furnished and equipped
-has ducted gas heating
-is carpeted wall-to-wall throughout
-is surrounded by front, side, and back yards

Room 1:
-measures 2.7mx3.5m
-has a double bed and a built-in wardrobe
-is $195/week (bond: $390)

Rent:
-is to be paid weekly by automatic payment
-includes all utility bills, i.e. electricity, gas, water, and unlimited fast NBN broadband which is more than satisfactory for the usual web browsing, emails, chats, streaming etc, but not suitable for heavy gaming

As the current housemate needs to spend most of his time in his own en-suite room, the tenants in the two rooms advertised here will be sharing:
-the (conveniently separate) main bathroom and toilet exclusively
-the open-plan living room & kitchen (with a spacious 505lt fridge-freezer and a 42"/106cm TV) and the lounge almost exclusively

Main Expectations:
Rent on time, no smoking, no drugs, no child, no pet, no noise, no mess, and no overnight visitors.
Housemates are expected to be self-sufficient and to keep their social life mostly outside of the house.
The peaceful and respectful environment here would especially suit, for example, serious students who need to concentrate on their studies, hardworking people who need their rest after work, or professionals who are trying to save money to support their families overseas.

Finally:
Several nice places at very reasonable prices seem to have been advertised in/around this pleasant suburb. Still, the overall atmosphere and arrangements in this house are likely to be of particular appeal to the kind of tenants we have in mind.

The current housemate is an approachable former academic, who works from home and at varying hours of the day (though always quietly), who spends most of his time in his own en-suite room, and whose family need to stay overseas for the foreseeable future.
