You’re not sharing with: couple, guests, children, pets, smoker (or marijuana), alcoholic, party flatmate, unhygienic (messy, dirty kitchen/bathroom, inconsiderate, musician, disrespectful, immature, loud person (blares tv /music/phone calls), drug addict/dealer, anti-social, disrespectful (privacy/boundaries); only sharing with one other (mature-aged Nursing UOW student, x-military/Army, non-smoker, responsible, pays bills on-time, keeps clean/tidy living space, ethical).

High standard hygiene & cleanliness, cater quality furnishing and facilities, your own non-shared bathroom (exception: occasional guests) mirrored built-in-wardrobes, own private balcony. All you need to bring is your bed which is standard hygiene.

Popular with professionals, especially health workers and for it’s convenience close to public, private hospitals, private practices, specialists, medical center(s), Wollongong cbd, and transport e.g #55 free bus loop.

I provide additional tenant with receipts for bond, rent, reference etc.

** House rules listed, & to be abided by no exceptions on moving in. You will sign a legal NSW Tenancy form stating you understand lease conditions/house rules.

Secure modern apartment. Electronic Fob: entry door, off-street basement underground parking, elevator access to level. Wheelchair accessible ramp Auburn st entry also.

Bedroom 3.5 meters(m) x 3m. Mirrored Built-In-Wardrobes, x2 internet points ×2 double powerpoints. Fit a Q-King size bed comfortably. Internal light switch for private veranda 3.9m x 0.90m, view of mountains facing West, plenty of natural sunlight morning/day and warmth in Winter. Roller blinds, full length glass sliding doors to private verandah.

Large own shower/bath combo next to room in main bathroom, down lights, 3 door, 3- tiered mirrored cabinet.

Reverse cycle air conditioner in loungeroom, space 5m x 3.8m, not a small apartment or loungeroom. Easy to maintain by light timber laminate floorboards. Tv aerial output in loungeroom. Gas point for heater during winter, 2 seater sofa lounge w/pullout mattress.

Tiled floor kitchen, long marble Island bench 2.52m x 0.8 m, gas stovetop fixed $6 monthly fee. Large fridge/freezer, Microwave, dishwasher installed.

Gas hot water, LG inverter 6.5kg washing machine (still under warranty) also dryer, both in compact hideaway laundry wall cupboard.

NBN Broadband available, can be connected on request, extra not part of the rent.

Additional seperate motorbike and visitor parking, only 1 unit carspace (available for $50 per week) plenty of convenient free parking still under cctv in front of building, Wollongong train station, carpark behind NSW SES, 24hr cctv offstreet spaces multilevel commuter parking, street adjacent on Gladstone Avenue.

1 minute walk to Wollongong trainstation downstairs, 2 minutes walk to crown street and free #55 bus to uni, 5 minutes walk to Wollongong Central/CBD and gym. Embedded (provider Seene) gas, electricity and gas hot water in apartments.

Security video Intercom both apartment street entry, and automated security roller door to basement carpark, aswell as cctv of carpark installed.

**House rules: clean up after yourself, fridge, kitchen, cooking (including smell use exhaust fan) dishes, bins, high traffic areas, entire apartment complex your room no smoking iaw NSW Tenancy law (I’m a non smoker you will be caught & forfeit bond). Respect furnishings, use of dishwasher, dryer, washing machine, conservative use of hot water (or pay the price, charged for hot water); all apartment buildings are charged for hot water connection and usage, landlord only responsible for cold water iaw NSW Tenancy law.

*No drugs or smoking inside unit complex, stipulated by body corporate, off premises only, otherwise fined. No antisocial behaviour or alcohol intoxication in the unit. No loud parties or belligerent behaviour from yourself or guests, grounds for immediate eviction, especially if it effects my tenancy a sole lesser

Fire testing is conducted monthly in apartments iaw FPA Australia.

Quiet level/complex, families and proffessionals. Noise to be kept to a reasonable and respectable level in conjunction with normal council EPA. Body corporate unit complex rules are it is to be contained within your unit, not impact on residents (we have shift workers and families).

Courtesy when inviting guests and family, inform the other flatmate especially length of stay or overnight stay, no more than once a week negotiable, no longer then 24 hr period. No freeloading squatters, family or friends (includes partner, no couples stipulated in listing). It’s only 2 bedroom, and approved 2 occupants only, no long term guests especially considering I have the same respect to you.

Utilities in my name and paid monthly, my last combined bill gas, electricity & hot water was approx. $75 split with flatmate. Bills are split fairly and paid on time, non negotiable.

No personal run from home businesses beyond internet. As shopfronts in residential building are against strata bylaws for this building, and building manager is fulltime monitors carpark, visitor parking, and cctv for security.

Listing targeted towards professionals, commuters, hospital/health workers, shift workers and respectful uni students. Please be honest/courteous and offer to contribute more for utilities usage, if you know you'll be utilising facilities more, homebodies, gamers, music snobs, and utility hogs are not recommended to apply.

About the flatmates

Quiet, respectful, private still social. Hobbies: guitar, bass, motorbike, Nursing UOW, dog walker for Siberian Husky.
Weekends work with car mechanic friend, motorbike ride, uni assessments/study, socialise when time. Rarely a homebody, when I am I prefer peace, undisturbed sleep, no unapproved visitors risking/disrespecting my lease.
Busy, so I prefer my own space, with a decent flatmate, no anti-social behaviour, and freeloaders, guests ruining what should be a friendly, happy secure place.
*I’m happy to negotiate for the right flatmate, but not to be mistaken for desperate, mutual respect & benefit only.
