It is a big friendly house hold with all the modern cons to make this place great. It has large BBQ area with air conditioning, The rules of the house hold are . Dennis Thomas (5 Diamond Street, Amaroo) welcomes you to share my home, enjoy, feel safe and happy. If anything comes up let me know and I will sort it out in a nice and peaceful way. You will only need to provide your bedding, towels, toilet paper (shared with other) and food. You have full use of the house and its contents. You will share the main bathroom with the others. I have my own ensuite to use. This area is shared in cleaning as well. Make sure you keep it clean after you use it. You each will have a drawer and some cupboard space in the bathroom. Check with others. I vacuum the house (excluding your bedroom which is your private space) weekly and stream mop the house once a fortnightly. I will require a bond (which is equal to 2 weeks rent) and 2 weeks rent in advance which is $880. The rent includes electricity, gas, internet (NBN) and water. Water is expenses so no extra-long showers. Reasonable and responsible use of these services is requested. I will make up a list of dates for ongoing rent payments. The rent must be paid in full either the day before or at the latest the morning of the first day into the next rent period. I now have the rent sheet on line. As you pay I will email you a cumulative copy. Two weeks’ notice is to be given on either side. You’re and the others’ bedrooms are yours and their private space. We all need to keep the kitchen clean after use. Just put your dishes in the dish washer. I will control the dish washer. I provide the dishwasher tablets and other kitchens cleaning products. Freely use the rags in the bottom drawer for all cleaning and then throw them out. We all have a separate shelf for our food and plenty of room in the 2 fridges/freezer for our food. No smoking in the house. The designated smoking area is outside the laundry. I have put sand in a large bin for the butts and have put an outdoor setting for your comfort. No other part of the house inside or outside can be used for smoking. In the laundry cupboard there is a shelf for everyone. Cold water only to be used in the washing machine. Only use washing machine on fast wash this cleans thoroughly and goes for 38 minutes. I will make sure the bins are put out on the proper nights. I put all rubbish out from the kitchen area each day. Central heating and air conditioning are not to be left on overnight or when you leave the house and small heaters are not to be used in the bedrooms. In summer fans can be used in bedrooms. We all must lock the front door and other assess doors when leaving, last to bed, or when everyone or you are outside or the back part of the house anytime. You will have a key to the front door (this is a key alike fits all main doors) and a key to the screen door. You will have 24-hour use of the TV area, study area or kitchen areas. Just after 10.30 if you use this area, close all doors to keep the noise down a bit. You can use this area for as late as you want to as long as both doors are closed and the noise level is down. There is no sleep overs unless approved by me. It is all in keeping respect for other who share here. I have lived here for 19 years and I am friendly, positive but not invasive.
Bills split 3 ways (gas, water (usage only), electricity, internet) Lease until 20th November 2018 (with potential to renew lease) The house is fully set up, but the room is empty (if you do have some household items that you want to bring along, I am open to selling or storing some of my things to make room for yours). The room has a built-in robe, good curtains to block out the light and a ceiling fan. As for the rest of the house, you will be sharing a bathroom (separate toilet) with just me (John has the larger room with ensuite), the house has wooden flooring throughout (carpet in bedrooms though), a large lounge, dining and kitchen area, a pergola that goes around a quarter of the house out back, a rumpus room, as well as a good sized grassed area and veggie garden. The house is very close to both Casey shopping centre and the Gungahlin shopping centre.
