It is a very handy spot to be. Close to everything you need yet far enough to escape. Bus stop is close by if needed. A bike ride is somewhat challenging in one direction :)

We are a stones throw from Kensington high street. Which means supermarket, restaurants, cafe's, pub and everything else you may need are at our fingertips. Sarah (early twenties) is studying medicine at Melbourne Uni. We are fairly busy and spend our time at home chilling out, having a bbq, cooking, watching the footy etc. We are very easy going. We also have a super friendly pup too so MUST love dogs! The granny flat is a great space. Filled with light (two large windows), its own ensuite, kitchenette (inc. oven and fridge), shelving and split system heating/cooling. I've got for rent a fully self-contained granny flat underneath my home. Inside is a generous sized single bedroom with built-in wardrobes, an air-conditioner and ceiling fan, a bathroom with great water pressure, and a dining/living/lounge open area that has a kitchen off to the side. Kitchen contains no oven. Furniture includes a double bed and couch that folds-out into a double bed. There is a laundry area outside the unit that at the moment contains a non-functioning washing machine which will be getting replaced with the bond money. I'm also intending on purchasing a good quality electric portable stovetop and a fridge for the kitchen with help from the rent and bond very soon, unless the tenant has their own of course. Rent includes all electricity and unlimited NBN internet. Parking is excellent on the road or behind the granny flat. Pets are not ok, and smoking is to be done out-side only. Just outside the loungeroom window is a small beer garden and clothes line. Rent is to be kept two weeks in advance at all times. The granny flat ($300 p/w) is completely self contained, has a kitchen and bathroom and the main bedroom has a walk-in robe. The second bedroom is slightly smaller, and can be used as a study/office or for storage. There is also a newly built shed next to the granny flat designed for a washing machine and laundry facilities. The property is in a fantastic location close to Batman station (2 min) and Sydney Road (3 min). We are also close to Batman markets, heaps of shops on Gaffney Street and the supermarkets just down Sydney road. There are a of couple beautiful parks just down the road as well which are good for running and a bit of exercise. We also have plenty of on street parking. Although the house and granny flat are self-contained, we are keen to still grab a couple of drinks together and have BBQs in the warmer weather and host a few social events once in a while together.
