The place is really spacious. It has a great large lounge and huge kitchen. It also has a decent backyard with an outdoor shed that no one really uses - great if you like to make/create things or just need extra storage space! The house also had ducted heating throughout which is AMAZING in winter. It's double brick too so it stays nice and cool in summer. It's all of a 3 min walk to the tram stop on St Georges Rd and a 7 min walk to Rushall station. There is permit free parking right out front too. The room is BIG with great high ceilings & an ornamental fireplace. It easily fits a king bed, desk, dresser and wardrobe. It doesn't include a wardrobe, however we can leave you our industrial clothes hanger if required. This is not a party house but we do sit and have a wine together occasionally. I think it's pretty much in the perfect location. The house is in a quiet street and there is on-street permit/free parking and no problems getting a spot. We have a visitor permit and can also get one more permit if you have a car. Hopefully you have some stuff or are willing to contribute a few things to the house. Rent is divided 50/50, and if there are 3 people.. the split is 40% for me and 60% for the couple. Split the bills evenly by the # of people in the house. Electricity, Gas, Water, Contents Insurance (optional) and Broadband Internet. Internet is $70/month and split between the tenants. I budget on $30/week for bills and it seems to well and truly cover most things (except the insurance).

Downstairs is an enormous room which we use as a storage space/office/'gym' (can you call it a gym if its been used once?) - if you need a work area or studio space it's great (quite chilly in winter though). There's also plenty of storage in the garage. The house is furnished (except for the vacant bedroom) but if you have furniture too i'm sure we can fit it in.
