I am renting out a room with a queen size bed, side table and double built in wardrobe. You will have a parking bay in the complex which is safe as it isn't near the main road. (and many visitors bays). The third room is being set up as a study so it will only be you and I living here.. and a kitten. I have a 6 month old kitten. So you must like cats!

Big old 1920's house with character it has been renovated and extended with ducted aircon throughout. Both rooms can be furnished it required. Bills will be split evenly even if I'm working fifo. Bassendean train station is a 15min walk. City is a 20min drive or $30 Uber Airport is 10-15min depending on what side you need to go to or $20-25 Uber. Local shop 5min walk has most things and the main shop Coles 5min drive. There's also some good fruit and veg, butcher and seafood shops as well within 5min.
