I have been travelling & visiting friends/family between leases, and am now back on the Sunshine Coast ready to find my new home!

I’m seeking either
- a granny flat - $350 pw incl
- 1-2 rooms with ample private space in quiet home -$320 pw incl

Female-only household preferred.

I’ve previously owned, lived in and managed shared homes (including hosting tenants), and am familiar with respectful shared living environments. I value upfront communication so we can both feel confident it’s a good fit.

ABOUT ME:
- I have an online business, and WFH part time with independent lifestyle.
- flexible on location & move dates
- No kids, no pets
- Peace of mind with mature, highly-reliable, quiet and considerate tenant
- Rent always on time, bonds fully refunded, excellent references from previous landlords
- Non-smoker, no parties, and a generally low-traffic lifestyle

I’m friendly, self-aware, driven and contribute intentionally to create a positive home environment.

IDEALLY, IM LOOKING FOR:

- A quiet, calm, low-stimulation environment where peace is valued and prioritised. Would prefer a home where the tv isn't on/able to be heard all the time
- A household that naturally has a rhythm of quiet daytime living (eg. out during the day) and low traffic - as I work from home, record a podcast and love a nana nap
- My own space big enough for double/queen bed + office
- Ducted a/c or a/c in room (I'm a mindful user)
- Clear expectations, healthy boundaries, respect for privacy and consideration
- I’m less suited to homes with irregular (eg shift work, though it depends!) or high daytime activity and kids

Bonus: I would love somewhere to start a veggie patch, in the ground or in pots.

Happy to arrange bond directly through the relevant rental authority if required. I'm a better fit for homes that declare rental income to ATO (for reasons I can explain)

Open to a short trial period if helpful to ensure it’s a good mutual fit - everything is in storage - so am living out of a suitcase anyway.
