Team up on: 3 - 4 bed house with yard and no carpet.
Location: Within 10min walk to beach, not much more than 10min drive to Woy Woy train station.
Flatmates: non smokers, over 30, likes dogs, employed, looking for long term lease, ok with 50% split on utilities, we don't have to be best friends but hope for someone that is ok to chat from time to time.
Me: Hybrid office worker in Sydney CBD, I come with 4yo sweet lazy friendly wolfhound (inside dog) who I vacuum daily for & 2 polite friendly teen sons who may sleep over 2 - 3 nights Thu-Sat, but will be out of the house Sat/Sun with me doing fun things.

I value quiet at night time, mindfulness, consideration, honesty, a sense of humour, awareness of other's space & emotional intelligence when it comes to issues - I won't yell, expect you to mind read or act passive aggressive and expect the same openness if there are any problems.
