I'm looking to Team up with another female on a 4+ bedroom 2 bath house lease somewhere in the NSW suburbs of Raby, St Andrews, Kearns, Bow Bowing ideally. I'm open to other nearby Macarthur suburbs as long it's close to a train station for city commute.

I will have 2 teen sons potentially stay with me 2/3 nights a week, so will need 2 bedrooms. If you have kids too (full or part time living with you) you would have the other 2 bedrooms in a 4 bed house. I have a large, lazy, friendly dog so am looking to rent a free standing house with any size yard and wooden or tile floor (no carpet).

Location: Within 10min drive to a train station.

Ideal Flatmate: female, non smoker, over 30, likes dogs, employed, looking for long term lease, ok with 50% split on utilities, we don't have to be best friends but hope for someone that is ok to chat from time to time.

Me: Hybrid office worker in Sydney CBD, wfh up to 2 days a week. I value quiet at night time, mindfulness, consideration, honesty, a sense of humour and good communication.
