About the property
This is a 2 bedroom Villa unit, on an elevated block above Church Street.
It is within walking distance to just about every conceivable service that you will need. It is approximately 250 meters to the bus stops into and out of town, and about a 10 min walk to Kangaroo Flat train station.
Parking is available on the street.
There is a small rear deck to relax on, and a private rear garden that is not overlooked.
Unfortunatly smoking will not be allowed inside the property at all.
The price advertised is for a single person, although there is room for a couple, the couples rate would be $300.
Bills would be split equally between any occupants.
The room available is in the last 3 photos.
All you need is your personal belongings, as everything else is already in the fully furnished unit.
Unfortunately I can not accept anyone who is unemployed or on Centerlink payments, as i can not provide rental agreements.
I am away for a minimum of 6 weeks from early February, other times will see me away for weekends.
The room is available for someone to move straight into now.
At the moment you will be sharing with 1x 23 year old Korean female, who occupies the room in the first lot of photos.

About the flatmates
Hi, I am Graham.
A mature aged, retired, single man.
I am often home during the day, and weekends will often see me away for a few days riding my motorbike, or camping, or both.
This can extend to weeks at a time if a suitable occupant is here.
Overseas holidays will become more frequent as time goes on.
Age, sex, nationality is not important as I get along with most people The important requirements are that you are easy to get along with, and are a neat and tidy person, as you will be sharing everything my home has to offer.
It is just me here at the moment, so you are sharing with one other person.
The house is fully furnished, including the bedroom, with a queen sized bed. It has reverse cycle a.c to the main living area, and ceiling fans in all rooms.
There is a washing machine and internet available, but the connection speed here is not what I call quick, so probably no good for anyone that wants to sit in front of a computer gaming all night.
I love to cook, but we can discus your preference if we meet.

I will be overseas from February 3rd 2026 for a minimum of 6 weeks, so it would be just you there on those dates.
