He is friendly but is also sassy and anyone who wants to move in should hold no qualms about his free range (that being said he doesn't have access to a persons room unless first invited - vampire rules). The down stairs area has access to the garages, fenced outdoors area and front door, it also contains the kitchen, the lounge room, guest bathroom, washer, dinning tables and cleaning cupboard.
