The house is close to trams and trains, there are plenty of restaurants and shops close by on Glenferrie Road as well. The house has three bedrooms, a large kitchen and living area, plus a dining room. The backyard is massive! There are lemons, limes and olives growing out there. We have a bbq and tables for entertaining too.
The apartment itself is open and light and right opposite a huge park. On the other side of the apartment you have a view of the Dandenong Ranges in the distance which is also where the sun rises. The sun sets in the lounge room so its nice to sit on the balcony and bathe in the last of the days sun. The room is Eastern facing and again very light filled and has a large wardrobe with built in draws.
Hey hey! Kristy and I are moving out of our huge rooms. One has BIR's and lots of natural light. The other doesn't have BIR's but is large enough to fit anything you need. Pets are welcome if they're cool with a small dog. Tiny the dog gets along with all pets as long as they let him sleep. The gardens big and good for summer BBQ’s. Its an earth conscious and vegetarian house hold with a compost, someone like-minded is preferred. Good heating in main lounge and separate toilet to bathroom. We also have a dryer which is fab for drying clothes in winter!

**NO short term stays ** The property overall is Fantastic. The location is right in the heart of Armadale and is 2 mins away from Glenferrie road so your close to all major shops, supermarkets, restaurants and post offices. I am in between Armadale and Malvern stations too and the tram is right outside my front door so getting anywhere is a breeze. The features of the block itself are in really good condition and there is a nice pool and BBQ area which is common use - Summers are always amazing down there. There is a communal laundry (with brand new washer and dryer) which is only shared between 3 other apartments - so is hardly ever used and really convenient. I have a parking permit if you require one. There's always spots out the front though. The apartment itself is generally fairly clean and tidy. Its fully furnished in the common areas with split system, tv with netflix, Stan and HeyU for your use as well. Your room is 3.2 x 3.1m so has plenty of room and comes with a great BIR with a full length mirror inside. It's right off the living and dining and gets great light into it. There's a TV point in your room as well. The bathroom is small but very usable and has all the necessities.

Honestly we are absolutely stoked to have locked down this place. It is large and well separated out - perfect for a share house. It's close to plenty of bars / cafes / restaurants in nearby area and about a 35min trip into the CBD. We get the keys on Thursday the 1st of August so will be keen for anyone who can join from then (we'll likely move stuff in on that weekend). Feel free to request the videos they give a clear idea of the space! The place is two levels (two bedrooms upstairs, two downstairs) with a large main area to host people or just hang out after the days work is done. Big sized sunroom + backyard, and a workshop up the back with potential to be another hang spot. We have three private garage parking spots and the last tenants had a street parking permit we are planning to do the same. Room 1 - $220: Simple and straight forward as you'd expect from the photos. It is a large room, built in robes and a big window so heaps of natural light. Room 2 - $200: This room(s) we have thought can come together (see the floorplan and photos). You can completely choose how you want to setup between the two, if it were me i'd probably buy a rug from k-mart and setup with your bed / desk in one room, and use the other room to have a clothes rack and keep all your other stuff. We are very close to the tram 78, 3, 6, 72, 64, 67 if we walk 10min crossing Fawkner Park. Everything is furnished, so you just need to bring your own stuffs. The rent is paid monthly, this doesn't include the bills such as Gas and power (monthly), water (every 3 months), internet (monthly). Welcome to Brighton-le-Sands! The rather stately name for our humble yet cosy little abode in a gorgeous old art deco apartment block of only 4 units, located in the surrounds of St Kilda. This is not a super tiny apartment building and is much more spacious than the other boxes you'll find around. The best thing about the flat, however, is the amazing location, especially for the price. The 67 tram stops right out the front of the house and it's a 5-minute walk to Ripponlea station (which is on the Sandringham line) so the whole Chapel Street area is very easy to get to, as is really anywhere south of the Yarra. The city is no more than 30 minutes and Elsternwick, Carlisle Street and Ormond Rd and all 5 minutes away. Also, it's just a lovely stroll down Elwood canal to the beach which will be amazing coming into summer. As it's on Brighton Rd/Nepean Highway you're really well connected to the South-Eastern Suburbs. There are heaps of great restaurants and cafes nearby, and we've got two IGAs just down the road. The area is also nice and safe but still has a really unique, down to earth feel to it. The house has a bathroom with a washing machine and a communal area - a lounge room with a kitchenette with quite a bit of storage space. We have heating and aircon... but no TV! You're more than welcome to bring yours, but it just hasn't been a priority for us to get one - at the moment. We have unlimited internet - $23 a month. Bills vary but it's about $100-$150 a quarter. Bond is $651 and there is a lease transfer fee costing $110. It's also a month-to-month lease, so you will need a job and references. If no job you can show savings and guarantors.
