We also have a pretty nice little front yard which gets a fair bit of use and a small nursery out back for whatever plants you may be bringing with you. We are a pretty quite and hard working household. We are respectful of space and are both relatively tidy people. We are also about a 5 minute walk from Albion train station and an $8 Uber from the Valley. Great for either a student or younger worker. Due to our closeness to Lutwyche road we are also an hour from the sunshine coast and an hour from the Goldcoast so pretty great location to say the least.
