A self-contained apartment is available for rent on our 10-acre equine farm, with the
opportunity to bring your horse for DIY agistment.

Located on a peaceful dirt road, the apartment features a separate bedroom, farm-style
kitchenette, bathroom & wood fire. The space has a rural, simple aesthetic with exposed fixtures, concrete floors, plywood, timber, and brass detailing.
Conveniently close to Balnarring shops, restaurants, local beaches, wineries, golf
courses, and trail riding.

The property will be shared with the owner of the property who lives in the main house as well as a young couple who live in a cottage the same property.
Your apartment is separate from both main house and cottage.
This is an agistment property so there is 2 respectful horse owners who come onto the property to care for their horses.

Paid Work:

Please note: We do require someone who is able to do some work on the property. This work is paid, is covered by a separate work agreement, and is paid at above Award wages, with Superannuation paid in accordance with Australian law.

- Minimum of 5 hours per week of general property maintenance (tasks and hours to be
discussed)
- Must be capable of labour-intensive work
- No horse work required

Rent: $420 per week / $1,820 per calendar month, included in rent is firewood, water, electricity and internet.
GAS AT COST OF TENANT.
*One month bond required

DIY Agistment: Available for your horse at $380 per calendar month + GST per horse,
paid monthly in advance.

- 2 private post & rail paddocks (or equivalent) with plenty of shade & reticulated
troughs
- 60m x 20m sand arena with lighting, sprinkler system & raised viewing deck
- Poles and jumps available
- 20m round-yard with 2m high rubber-lined fencing
- Shared lock-up tack room
- Rider’s retreat with tea & coffee, wood-burning fire & view to arena
- Outdoor seating area with table, wood-burning fire, and BBQ
- Private stable available (on a fair-use basis)
- 5 under-cover concrete cross-tie tack-up pens
- 5 holding pens with auto stainless steel drinkers
- Hot & cold wash-bay with cross-ties
- Washing machine available (one load per week included)
- Limited hay storage available
- Feed room available (for storing small quantities of extra feed)
- Float parking
- Auto secure front gates to access the property
- Maximum of 6 agisted horses on the property
- Use of Gator, quad-bike, and tow-behind pooper scooper included
