The flat is in a fantastic spot just off Royal Parade in Parkville. The tram stop is just in front of the apartment block, and takes about 20 minutes to get into the CBD. There is also the Royal Park train station just across the park, so transport links are fantastic. it has a small balcony and a wonderful view, making it a prime spot for a few after work beverages. The flat itself is in good condition, its a top floor flat so its always warm and sunny in winter, and the aircon keeps it cool in the summer. Its ten minutes to the cafes and shops of Brunswick, and the parks are all around and a great place to exercise or just go for a walk.

Tram 19 is right across the road and goes straight passed Melbourne Uni, Royal Melbourne Hospital and into the city. Melbourne University is also a short 15-20min walk from the house. The apartment is right across the road from Princes Park and Royal Park and a short walk to the number 19 tram or the Royal Park train station. Sydney Rd and its supermarkets, cafes, pubs and restaurants are only a 10 minute walk away. The apartment is fully furnished. However, if you have your own bed, the current bedroom furnishings can easily be removed. There is an on site free gym for the apartment complex as well as secure bicycle lock up.
There's a veranda with a nice lawn and couch on the front which is great for drinks and chatting to the neighbours. Drinks on the couch at sunset is particularly nice. The room on offer is small but comfortable with built in robes. The house is solid brick so it stays cool during the day, and noise between rooms is rarely an issue. Bills are included in rent to keep the math simple and the house has everything you could want. There's cable (fast) internet and also some weights out the back if you wanna lift. We're top blokes, it's a great house in a great location, and it's incredibly cheap. It'd really surprise us if you found a better deal anywhere in Melbourne.
