I've just scored a lease on a semi-detached house at the Anzac Bridge end of Rozelle. The lease starts on 7th December, **so the pics are of my current place** to give you an idea of what the place will look like. It's an older, character-filled home with a separate lounge and kitchen, a private courtyard and an internal laundry. It's split level, with only my bedroom upstairs, so we wouldn't be living on top of each other. I'm happy to consider couples, but the rent would then be $325 (plus bills split three ways). It's a short walk to Darling Street and close to the shops and cafes of Rozelle and Balmain. It's less than ten minutes by bus to the city. The room is a good medium size that will easily fit in a queen size bed and other furniture. Fantastic, brand new townhouse in perfect Location in Annandale! Directly on the light rail line and across the road from the park and water. Tramshed is a 5 minute walk away and the city is a quick ten minute uber. Plenty of cafes and restaurants around, plus an awesome living space that you can chill out and relax in. Air con throughout the house, open plan living and balcony great for BBQ's and drinks in summer. We are a very respectful and clean household. I love our set up and we like to keep it neat and tidy and want a housemate that shows the same respect for each other and the house. With saying this, we know life gets in the way and under now circumstances set unrealistic expectations. We all clean the house once a week each and find that works well as we only have to do a big proper clean once a month each. There is the best italian pizza place around the corner and its weekly ritual to order a half metre pizza and eat it at home with red wine and netflix. Probably the highlight.

We have a room available in Annandale from 22/10/16. It's an awesome place, with a massive kitchen and really nice outdoor area. It's a split level house with a large telly room downstairs, a second bathroom and plenty of storage space underneath. We have 2 BBQs, on coal one gas, so choice is abundant. We're fairly neat, but won't lose our minds if there are a few dishes in the sink from time to time. The place is also air-conditioned (we're coming into Summer so this is a pretty good score). We do dinners from time to time and hold regular BBQ days with Cricket or even the beach if the weather permits.

Firstly, boring stuff out of the way: *Weekly market rental value of this 3 bedroom house is 1100-1150, as valued by the landlord and Drummoyne real estate, and this is the same value of other houses which are the same, room for room, and are also rental properties in the street. Therefore rent allocation between tenants in the front two rooms (presuming all were occupied) because they are the largest and nicest, should be 400 each. However, as only two of us will be in the house for the next several months, the landlord will absorb the extra cost for bedroom 3 remaining empty. Until such time as it becomes occupied, it will be used as a spare/guest bed and is more then welcome to be used by us whenever we want until then. -For rental consideration for now is the front room of a recently renovated freestanding Victorian Workers Cottage built in 1905, (look at floor plan of house in the uploaded photos, the room for rent size is 3.6mx 3.7m). The house has a renovated bathroom, kitchen, curtains, privacy blinds, stained polished timber floors, marble gas fires for winter and has been freshly painted. -This room is large, a king bed, desk and wardrobe could all fit comfortably within. The rest of the house is a shared zone and more then happy for you to add your own personal touches/ art/ etc around. There is a fold out double bed in the lounge room, Sony Bravia, Playstation, tons of movies, book shelves filled with novels. A separate dining room and separate two desk study room at the rear of the house which looks out over the backyard. -The room for rent in the photos is the one that is almost bare, except for a couple of posters and the single mattress and small desk in the corner, (as my friend has 95% moved out). I should have taken some photos when the room was all nicely set up with gear and a larger bed, but to compensate I uploaded some photos of the second bedroom, (my room) as it is set up to give you an idea of how you could set the space up and the size that it is. -3rd bedroom is going to remain empty for at least a few months, and an electrical opening skylight is installed by the landlord. -Across the road from the Inner-West's famous weekly 'Orange Grove Markets' which you couldn't get any closer to, the food and groceries are delicious. -Huge 3m tall eureka lemon tree in corner of our back yard to keep our water sour and us scurvy free year round :) -portable air conditioners are currently being installed, gas outlets for the rinnai gas heaters which are currently stored in the garage and which we will pull out for winter. 3-5 minute walk from Lilyfield light rail, -Turning left from the house, 30 meters away is the 440 bus stop which runs to Central station through Leichardt and along Parramatta road, this is often how I travel to Uni when I feel like taking the bus, within 15-30 minutes from leaving the house on this route you could be at central station, or Rozelle/ balmain penninsula if one takes the bus the other way. This is the (440) -Alternatively If one turns right from the house, the (470) bus is a 300 meter walk and gets to the University of Sydney within 10-15 minutes from departing the front door. -5 minute walk to the 'bay run,' as well as Leichardt Gym and Aquatic Centre. -There are 5 coffee and breakfast shops, two liqour stores and two pubs within a 1km radius of the house -The photo of the kitchen was actually taken prior to the houses renovation, the floors are now stained a dark -brown black with a satin finish, the walls have been re-painted, and a gas double oven and 4 burner cook top has been installed by the landlord. The backroom that can be seen through the kitchen is the study, which the toilet and laundry adjoin. It has also been painted and renovated to match the rest of the house by the landlord. -The photos of rugs are some rugs I just ordered today for the house, 2x hall runners and that greenish abstract thing to tie in with the rest of the living room and olive feature walls ;)

There is so much space, with a massive shared and stocked kitchen and living area (with a TV), a shared bathroom, and big bedrooms. We have a huge courtyard, and loads of natural light because of it. The house is literally a few minutes away from the main shops, a supermarket, and bus stops with buses that will take you 5 mins to get into the city. There are loads of fun pubs and cafes around. Our street has all day no ticketed parking, and there is always loads of parking space. My room is downstairs, huge, wooden floorboards, big windows and lots of light. It will come fully furnished. We are a relatively clean household, who like to keep our shared spaces especially tidy for one another.
