It's a rumpus room converted to self contained area which was going to be a teenagers' retreat. It has a kitchenette with oven, microwave, sink and fridge, but does not have a cooktop. It does has its own separate access. There are bus stops a short walk away that service Gordon station and also an express bus to the city. There is a spiral staircase up to the rest of the house, so it is not acoustically isolated in either direction! Some facilities like laundry are shared with the other occupants. The tenant would want to be somewhat social and be happy to allow two teenagers to focus on the HSC by not partying all night. I'm looking for an individual, not a couple or a parent/child. The fit of the person to the environment is important. I would rather the space be left vacant than have a tenant who didn't suit our family's circumstances. That being said, as a single dad I now have a serious mortgage and I need the extra income to help pay it off. The room is currently fitted out as a rumpus room. I'm happy to let it furnished or unfurnished and make it more suitable as a private space by fitting curtains or making sensible easy changes like that. The needs of the tenant will dictate whether I strip it out for you, or leave much of the furniture there. You decide! There's also a terribly affectionate Cavoodle dog who is bound to become your new best friend. If you are anti-dog, you need to factor that in.

The house is a block away from the major intersection of Ryde Rd and Pacific Hwy and just a few minutes drive to the M2. Public transport: house is half-way between Gordon and Pymble train station, about 15 minute walk to either (stations are on Sydney's North Shore train line, 30 Min's to city or beach, 10mins to Chatswood and about 15 to Hornsby ). Macquarie Park and University and North Ryde area are also within easy distance. Reference and photo ID required as is, bond $700, rent to be paid in advance with a minimum of 2 weeks notice on departure. All rooms are fully furnished with either a three quarter, a double bed or a Queen bed depending on which room and all have a wardrobe, desk, chair etc but you would need to supply your own linen and blankets.
