This centrally located modern 4 bedroom home offers city living, but with the feel of living on a nature reserve.

There's easy access to the M1, close proximity to ammenities, it's just a short stroll to the Nerang river and a 10 minute drive to the beach along Southport-Nerang Road.

It's in a quiet cul-de-sac street with the house backing onto a creekfront reserve, suitable for someone who prefers a quiet lifestyle and has their own transport. This isn't a party house, it's a quiet and stable home base where you can retreat in clean and tidy, chilled, relaxed comfort:) If you're wanting to bring friends or girlfriends around to entertain, this place is not for you. We all do our own thing away from home and come home to a quiet home base.

Three large bedrooms upstairs share a bathroom and separate toilet. Each has a ceiling fan and is furnished with a quality double bed, desk and a comfortable lounge chair.

There's also another separate shared toilet downstairs and a fully equipped gourmet kitchen.

One room is currently available, which is suitable for 1 resident only (ie. not suitable for couples, friends sharing etc.)

We have a relaxed and respectful home environment and in the interests of stability and harmony, a compatible longer-term resident of a similar age to the other current residents is sought (mid 20s to early 30s) and must be working or studying full-time (ie. stable, financial and not sitting around the house 7x24). We're not looking for a new international student, who may be looking for a stepping stone to more permanent accommodation. Rather, we're looking for someone who is already settled here on the Gold Coast and is more stable.

With lots of bi-fold doors and an exposed creek out the back, the property is not suitable for pets, smokers or visiting children.

Rent includes electricity, water, gas and unlimited NBN internet (all subject to reasonable use). In effect $250 rent plus $50 utilities, per week.

Move-in costs are 2-weeks rent in advance ($600) plus bond (equal to 2-weeks rent -$600) total = $1200. Rent is then paid fortnightly to maintain 2-weeks rent in advance.

Ideal housemate preferences or 'wish-list' (for suitability/compatibility) are:

- mid 20s to early 30s age bracket
- male (to fit in with existing male residents)
- non-smoker
- individual (not a couple)
- no visiting children
- no 'entertaining/parties'
- no pets
- quiet and looking for a quiet 'home-base'
- own transport
- active (not sitting around the house 24x7)
- employed and/or studying full time (financially stable)
- not needing to shower or cook at all hours of the night (ie. incompatible shift worker)
- looking for a longer-term residency (longer than 3 months)
- able to fit your 'stuff' in your furnished bedroom (as I have no additional storage space)
- not running heating or aircon units (or advise if you're happy to pay extra for electricity)
