I have a room for rent in the house AND a bungalow at the rear of my property (not a granny flat)
The bungalow is best suited to a bachelor (Please read)

As for me... 56F friendly, introvert, casual but conservative homebody type
I'm hoping for a good mate, chilled out home and life so nobody verbally aggressive or looking to hook up
Someone to share the occasional meal with and maybe fire up the BBQ
Don't care if you enjoy a beer but no heavy drinkers
I'm an outside smoker 🚬 and have an indoor cat
No drugs & clean crim check so a similar housemate and 40+ is better - likely to have more in common

The bedroom in the house is 3.5x2.6m
Will fit a double bed but currently has a king single bed, bookcase, drawers, wardrobe, TV and cabinet

The bungalow is a 7.5x3.5m converted garage - has windows, is carpeted, insulated, has electricity, a fridge, ceiling fan etc
It's furnished with a lounge suite and cabinetry and I'll set it up with crockery, cutlery and appliances - TV, micro, kettle, toaster oven, hot plate etc
There's also other furniture eg. a desk, bookshelf etc
It's clean but needs a paint... and I'll happily supply the paint for you haha

It definitely is big, a great private space and perfect for a bloke
You can smoke in there if you do and pets ok
There's a jerry can for water to have it on tap in the bungalow
Bathroom is in the house

The running costs on an electric heater isn't in the budget for the bungalow - I'll provide an LPG heater, start you with a bottle and you'll need to do the bottle changeovers
My stove/oven is LPG, a bottle costs $35 just up the road and all you do is screw it on

So yeah I prefer a male - like... yin and yang... be the Elmer to my Fudd LoL
A guy who likes to contribute yard work for something to do and if you like mowing lawns you get a big tick from me hehe
Longer tenant if we make good property-mates but I want to avoid Centrelink

With my location where it is, I never notice the population but Heyfield has around 3000 and explodes over holiday breaks by another 10k because of it's close/easy proximity to Melbourne and beautiful Lake Glenmaggie nearby for fishing, caravaning/camping and boating

Everything in town you'd need only a 1-5mins walk away - Pub, Supermarket, Butcher, Medical Centre, Hardware, Chemist, Tobacconist, Tatts agency, Post Office, local Pool, Takeaway foods, Milkbar, Petrol Station, Bakery and Cafes etc
Heyfield is kinda central - a 15mins drive to Maffra, 25-30 for Stratford, Sale and Traralgon, another 10mins through Traralgon to Morwell and less than an hour to Bairnsdale

Can park off-street

Close to bus
Bills included, BYO food/drinks/personal supplies
Central to local sports clubs to join or follow, the enormous park with a skatepark, community centre & Men's Shed
Photo ID, 2 weeks bond and 2 weeks rent in advance
