The home is situated on a quiet street in South Hobart. A less than 5 minute trip to the shops, with a corner store a 2 minute walk away. 5 minutes to UTAS Sandy Bay campus by car. A few minutes walk to a couple of different bus stops. Very convenient to a range of lifestyles. About 15 minutes into the CBD in the morning during peak traffic typically. On street parking and can almost always get a spot directly outside the home, low traffic area.
The house is a 2 bedroom, 1 bathroom, with the toilet in its own room. Main area has a wood fireplace and a reverse cycle air conditioner for heating. There is no built in heating in the bedrooms, this place is old and can get quite chilly in winter, but the bedroom is on the northern side of the house. It is quite large. The living/dining room is open plan and there is a gas stove top with separate oven. Lots of cupboard and pantry space. We are currently running a full fridge and full freezer as we meal prep for the week ahead on the sat/sun.
There is a small garden space out front of the house and another larger space out the back. The garden is reasonably low maintenance, mostly regular mowing. But there is an existing raised garden bed (1x2m), and a few established fruit trees (greengages and crab apples), with plenty of space and freedom to go wild gardening out there if that suits you. Experience the delightful inner suburb luxury of an outdoor pot of basil that does not immediately have all the leaves eaten off it by hoards of padamelons. Or cottage flowers, whatever floats your boat.
There is a large covered storage area underneath the house, which is powered but has no inbuilt lighting, there is plenty of space down there for whatever gear you might have, we don't really use this at the moment for anything other than storage but has home workshop vibes.
You will need to receive real estate approval and go onto the lease. The house has been renewed as a rental consistently, and i am looking for a real long term match for the space.
