You will need
1. 2 weeks rent in advance - this pays for your first week and last week in house. And you will need
2. Security Depost = 2 x week rent.
3. $150 Bond.
The last two payments are Refundable after your final exit clean inspection, linen and towels returned and rent balanced.
Rooms furnished with Queen or King Bed or single bed, inbuilt double wardrobes with shelves. Linen, towels, mattress protector, pillows are available $25 fee but you can BYO linen and mattress protector if you prefer. A mattress protector must be used on beds at all times.
Please return all bedding and towels provided in good undamaged
condition. Be careful using bleach products near your towels and linen if not white.
There is a $25 fee for Linen for you to use and return, it will be sanitised and laundered for you, before your arrival and when you leave.
On your last day in the house, just take everything off your bed ( including the mattress protector) fold it up and put in your laundry basket on your final day. And I will collect it on your exit inspection.

Other wise you must provide your own mattress protector and linen as the beds must have a mattress protector on at all times
BILLS Fast speed Internet, power, gas, water included. You will be charged for inconsiderate utility use like too much hot water or aircon use for example extra long showers of leaving on aircon when you leave the house etc.
Gamers - enjoy gaming in your room please - the main room is for everyone …Relaxing, watching movies, TV shows, big sports games
Also please add $5 per week per person for the household essentials- dish liquid, dishwasher tablets, toilet paper, cleaning essentials, hand wash.
Lawn Mowing - included unless lawn prices go up they have doubled in the last 2 years from $65 to $120 per lawn
You will be on a fortnightly cleaning roster.
The rent amount does not include a cleaning fee so therefore each tenant has the usual daily, weekly, fortnightly household cleaning responsibilities but if it is more reliable to get a professional cleaner, and you don’t want to clean regularly you can pay around $100 per fortnight for a regular professional cleaner to do it for you. This must be booked in advance if you can’t clean on your week, swap with a willing housemate or I will book a professional for you.

6 Top House Rules - very important to follow
...
1. KITCHEN - DAILY please reset the kitchen after you finish cooking so that it is clean and tidy for the next person to use. Do not leave your dishes on bench top or in the sink to air dry or do later, do them now. Put dishes in dishwasher or hand wash, dry, put away, spray and wipe down benches and stove tops, rinse clean dish cloths, squeeze out excess water, hang to dry. Takes less than 10 mins. Put your recycling outside in yellow bin.
2. RECYCLING - Please recycle correctly, it does save room and it’s pretty simple, for example dirty cardboard, paper or soft plastic containers with food on them do not go in recycling. Yes to Cans, bottles and cereal boxes etc ( there are pictures on the lid ).
Recycling does not get stored in house it
goes straight outside into yellow lid bin and drink cans and bottles go straight outside into the yellow lid recycling bin. This helps to avoid, pests - ants, flies, maggots, rats and mice and snakes… they like mice and rats

FOOD SCRAPS - do not go in the rubbish To avoid the above pests like maggots and rats and snakes …. ALL FOOD scraps go into a bag in the freezer, the frozen bag goes into the rubbish on Tuesday night for rubbish day pick up Wednesday morning. Rinse your meat and food trays before putting in bin. There should be no food in the bin or outdoor bin until Tuesday night. The Main Cleaning day is Tuesday … if it’s your turn to clean Put the rubbish and frozen food scrap rubbish in bins and put the bins out every Tuesday and bring bin in Wednesday.

3. BATHROOM - DAILY after your shower rinse soap and shampoo off the shower screen and walls . Scrap down water of screens or you can wipe down with micro fibre cloth - occasionally Spray a few sprays of the blue cleaning spray, use microfibre cloth to wipe over screens to avoid calcium build up. It works great, most shower screens have been renewed so this keeps them clear and clean. Ventilate bathroom (open window)

4. HOUSE CLEANING - FORTNIGHTLY each room is required to do a general house clean fortnightly or weekly depending on the system in place. If you can not do it then you will need to let us know in the WhatsApp group and if you can’t swap days with someone, then I will get a professional cleaner in and you can pay for them to do your house clean on your week. Let us know in the what’s app
5. Notice to leave -or notice to stay - you will need to give 6 weeks written notice to extend your stay before your original exit date as your room will be advertised a few weeks before your leaving date. Most rooms are booked by new tenants a few weeks before they arrive to coincide with your original leaving date so if you’re thinking of staying longer you will have to ask in time before it’s booked.
6. Conserve energy. Power, Gas, Water. Turn off your aircon when leaving, turn off house aircon when leaving the house or going to bed, Wash clothes in cold water 90% of the time, turn off lights, use hot water considerately as that has been proven to use a lot of energy/gas. Keep showers around 6 mins most of the time (QLD government recommends 4 mins ).
7. Kitchen is closed for cooking after 10pm. If you like to eat after your late night shift you can prepare your meals before you leave home, or you can cook out on the deck after 10pm - this is to avoid too much noise in the kitchen while everyone else is asleep and smoke alarms going off in the middle of the night. Let me know if you want to cook on the deck and I will organise the cooking equipment for the deck.

I hosted Homestay international students for 7 years in Sydney it was great! Now I am settled in Airlie Beach and I share my home with responsible, respectful people who are able to communicate well, financially responsible ( pay rent on time) conscientious, clean and tidy. Must be full-time employed.
This is a civilised home with positive vibes and good energy.
Not a party house or heavy drinkers/heavy smokers etc.
Currently including all utility bills including internet, power, gas, water- in order to maintain this 'bills included' model everyone must be very considerate and conservative with water, power, air-conditioning and gas usage - keep showers under 6 mins etc.
This is a very clean, very comfortable home with good quality furnishings, good quality kitchenware and good quality people with good vibes and good energy. Everyone is very busy but it's always nice to squeeze in a house BBQ when possible.
I am a singer so I will be (supposed to be) doing music/vocal exercises and vocal training/practice/ rehearsals daily or more likely 1-3 times throughout the week - for about 2- 4 hours between 9am - 9pm, usually when everyone is at work, but if you are around you are welcome to join in.😀
International travellers who are putting down roots for a few months are welcome to apply and there should be rooms available every 3-4 months.
If you are a busy, mentally stable, housetrained person, who agrees with and follows house rules and cleans up willingly and properly after themselves without being reminded then you are most welcome to get in contact ASAP.
