Hello, this is a 4 bedroom house which is 12 minutes walking distance to Lithgow train station on the Main Street. I will have two rooms to rent. One is smaller and can be furnished for a student if needed (let me know if you require this) - the student room can be available from February with the date flexible so reach out and happy to discuss. The other, master bedroom will be unfurnished and available from mid March onwards. This timing is not flexible.

The house has a large kitchen, large lounge room and large dining. We have had it set up for two living spaces previously and two dining spaces. My partner and I who own the place are moving out to pursue our dream to live on acerage. We’ll be renting out the individual rooms and looking for students or female tenants. We will visit intermittently with prior arrangement to attend to tree trimming and any repairs etc for the house. Should we be unable to rent out all rooms we will use the extra to come and stay from time to time. We’ll be taking a lot of furniture so the pictures won’t represent exactly how the house will be however we will be leaving a fridge, washing machine, 4 seater round table a couple of lounges and a tv. It has a private deck and grassed back yard with some vege patches established which you are welcome to use. There’s plenty of street parking. There is a garage however one of the tenants is renting the space for storage.

Internet is included however all other bills - water, gas and electricity are excluded and should be split amongst the housemates. If you prefer to pay a portion towards these regularly and make up the difference or receive a refund when they come in, we can work something out. Just let me know your preferences.

rent is paid in advance and bond is 3 weeks rent. Though bond can be adjusted for shorter stays if you are only staying for 3 or 4 months.
