This house is the original farmhouse for what used to be a dairy farm before the land was subdivided and is located on roughly 2 acres in the middle of the suburbs, close to the beach.

It has been mostly renovated and is charming, but it doesn't come with all the conveniences of a modern home. There's no dishwasher or clothes dryer, but there's a huge Hills Hoist! It's pretty cold in winter, but I've made sure the room has enough heating and there is also a fire in the lounge room, if you don't want to spend all your time in your room.

There is ample space to park your car, but not under cover. We are well back from the street and enjoy great privacy.

We are directly under the flight path for Moruya airport, but the disturbance is minimal and no bother.

The room is fully furnished, including all linen and towels, and has its own entry off the front verandah. The listing states a single bed, but it's actually a king single. This room is not suitable for couples. I have made it so you can choose to spend as much or as little time in the room as you like. The verandah itself is huge and north-facing. It's a great spot, overlooking the property.

You will have your own kitchenette adjacent to the main kitchen. It is well equipped, including its own small fridge, but you will need to cook and wash up in the main kitchen. We don't have a microwave.

We will share the one bathroom (there is a second loo) and you are welcome to use the dining and living rooms as well.

I will talk you through introducing you to our rescue dogs and they will accept you before you know it. They're both sweethearts once they know you. **It is essential that you are ok with living with dogs that have anxieties and you are able to be relaxed and calm around anxious dogs.**

Only non-smokers will be welcomed.

The house is spacious and lets us spend time together or apart, as the mood strikes us.

We are located walking distance to local beaches and a short distance from town.

I am the primary tenant of this property. The landlord has given permission in my lease to be able to sublet the third bedroom, according to certain conditions.

The room is set up to accommodate professionals working away from home and is available for fixed terms between 3 and 6 months at a time, for only one occupant. **It is not available for permanent occupancy, but repeat agreements are possible.**

This house is my and my daughter's home. You will be our welcome guest. You may not bring any furniture or belongings other than your clothes and other personal items to go in your room. And maybe your favourite pillow, but that's not necessary. I've got loads of clean pillows to choose from.

We love living here and we're looking for people working away from home that will appreciate the quiet seclusion of this property (interrupted by the occasional plane overhead or bandicoot squawk) as much as we do.
