This is a 2 bedroom 2 bathroom unit at newest Meriton building in Parramatta beside the river.
You will be renting the biggest room in the unit with large ensuite bathroom that provide sufficient privacy and space at the corner (with river view). Furnished with a queen bed, a side desk, a small table, and a shoe rack. (Current flatmate has additionally furnished and decorated the room to his preferred comfort level).
Common area - the laundry room, kitchen, and corridor linking to door, cabinet, master bedroom and laundry room. Living Room may not be available for the whole day due to WFH arrangement once or twice a week.
There will be a timetable i.e. Landlord does laundry on a Saturday night/ Sunday morning.
House rules - quiet hours (no laundry, cooking no speaking on phone...) between 11pm to 6am from Mon-Fri and Sun. Sat is special - 12 am to 7am. This is to ensure sufficiency privacy and rest hours at both ends.
Prefer a flatmate that does light cooking (no oily pan frying, only simple stir fry, boiling, instant noodles or steaming food, cold foods preparation) or meal prep type, and a flatmate that respect each other space and quiet time.
Heavy cooker - please do not inquire, as this household is a light cooking household.
Facilities available - gym, swimming pool, sauna, meet and greet area, workspace.
Parking upon request - not included in the rent, additional $50 per week if needed.
Air conditioning upon request - not included in the rent - additional $10 per week as needed to cover electricity and cost for maintenance.

A person that does cooking once/ twice a week on weekends, and spend most of the weeks working full time in accounting field from early morning to late nights, and might be using living room to work, except weekend.
I will appreciate a flatmate that does minimal/ light cooking that will clean up after themselves (maintain cleanliness), and respect privacy given that the working space is in the living room linked to kitchen.
Flatmate who respect each other space and quietness (quiet time: 11pm to 6am) is highly preferred, and not too forget someone who pay rent on timely basis.
People who are from similar background or home country timezone (GMT+8,+7,+9) will be highly preferable to avoid conflicts.
