Location:
The home is a three-bedroom, top-level apartment in a very convenient Parramatta location. Public transport is excellent. There is a bus stop directly out the front on Good Street with services every 15 to 30 minutes. There are also two bus stops on the highway within a 100-metre walk of each other. During weekday mornings and afternoons, buses run every five minutes, and outside these peak times they return to a 15-minute frequency.
The apartment backs directly onto a park and overlooks a heritage landmark, providing a pleasant outlook and sense of space. Westfield Parramatta is approximately a seven-minute walk away, and Parramatta Train Station is around 12 minutes or 1.2 kilometres on foot. From the station, trains take about 22 minutes to Redfern and 28 minutes to Central.
The location is well suited to students and professionals. It is approximately 45 minutes door to door to the USYD Susan Wakil Building via walking and public transport, less than five to ten minutes to Western Sydney University, and on a direct route to Westmead Hospital. Westmead is about a 20-minute walk or five minutes by bus.
Both off-street and on-street parking are available. Parramatta and Harris Park are nearby and offer a wide range of excellent food options and several good pubs.
The Apartment:
The apartment has a warm, homey feel and is not a party house or a typical high-turnover share home. We are all clean, respectful working adults and value a calm, comfortable living environment.
Being top level and double brick, the apartment is very quiet despite its proximity to a main road. All rooms are equipped with fans, heaters, and air conditioning. Electricity is capped at $1,000 per quarter.
The apartment has fast and reliable internet, consistently reaching over 100 Mbps. The living room includes access to major streaming services and a quality 7.1 surround sound system that is great for movies and TV shows.

Overall, this is a relaxed and well-maintained home that would suit someone who is tidy, independent, and looking for a genuinely comfortable place to live.
The Room
The room is a large bedroom with built-in robes and plenty of storage. It is fully furnished and set up to be comfortable for studying or working, including a desk, chair, and lamp.
It features a new DC ceiling fan with an integrated light, day and night block-out blinds, a queen-size bed, bedside table, and double-glazed windows with reflective tinting to help keep the heat out. Being brick with double-glazed windows, the room is extremely quiet. There is a portable fan, air conditioning unit.
This room is well suited to a working professional or student who values a calm and respectful living environment. It is not suitable for someone seeking a party-style household, as guests are not permitted without prior permission.

Hi, I’m Adam, 32, a working professional in my final year of uni. I live with my fiancée Rosa (26), who also works full-time and will be returning to study next year, and our other housemate Kenneth (27), a working professional as well.
