​•Comfort: Bed comes with electric blankets under the mattress protector. There is a monitor with a hdmi port with chrome cast so you can cast YouTube or Netflix from your phone or other devices.

•​Inclusions: All bills are included (electricity, water, internet).
​•Parking: Your own secure, off-street parking space.
•​Shared Areas: You will share the kitchen and laundry facilities with me.
​•Term: Minimum 6-month stay, with 12+ months desired.

​•5 minutes walk to the train station.
​•20 minutes to Central Station.
•​5 minutes bus ride to Brighton Le Sands(bay/beach).
•​15 minutes walk to the supermarket (local shopping centre). 5 minutes walk to the asian grocery shop.

​+Working from Home: Possible, but please be aware of occasional daytime noise from construction, trains, and airplanes.

​🔑 The Details
​•Cleaning: The key is keeping both your space and our shared areas clean and tidy.
•​Deposit: A total deposit of $2,125 is required: ($1,275 bond + $850 rent in advance).
​•Rent Payment: Paid fortnightly from the day you move in.
​•Notice to Vacate: 1 month's notice is required before you move out.
​•Subletting: No subletting is allowed.

​🤝 House Rules for a Happy Home (apply to all)
​What to Do ✅
•​Clean up immediately after yourself in the kitchen and common areas.
​•Clean your room and bathroom at least twice a month (or have a schedule for this).
​•Feel free to cook often – just clean as you go!
​•Use electricity and gas efficiently (e.g., turn off the AC before leaving).
•Outside shoes off at the entrance. Can use inside slippers when at home. It is a typical Asian household.

​What Not to Do ❌
​•No smoking or alcohol in the apartment.
•​No parties or guests (including no overnight guests). The communal BBQ area is great for hosting friends! Socialising outside. Home is for relaxing.
​•Don't hang wet clothes in your room (use the dryer to prevent mould).
​•Don't eat in the bedrooms (to help keep pests away).

​⏭️ What’s Next
​•Inspections: Available most afternoons and early evenings (2 pm -7pm) with reasonable notice, as well as on weekends. Please let me know when is best for you.
​•To Apply: Please send me a message with a little bit about yourself e.g. work situation, length of stay etc.
​•Paperwork: If we agree it's a good fit, I'll need a copy of your ID (like a passport) and an emergency contact for the paperwork. To secure the place you need to pay the deposit.
