Hi everyone! I just moved to Melbourne in February but now I'm moving out of my current place and need someone to take over my room! Weren't any problems with my housemates, so don't worry about that, I'm just moving in with a close friend. I need someone to take over my room before 1 May, which I know is short notice. The room is small (one of my housemates measured and it's about 2.75m by 2.75m) but in a nice house with a back garden, garage, kitchenette, washing machine and living room area. The rent is $160 a week, my share of the bond is $826, and we still haven't quite figured out our utility bills, we're having some back and forth with our providers, but I'd estimated about $70-80 a month? Sorry if that doesn't end up being quite accurate, as I said, we're still figuring things out. Also ideally I'd love someone to pay me for my share of the couch we bought haha, which would be $200. The contract is until the end of January 2019. One of my housemates objects to having a cat in the house (!!!!), so I guess if you have a dog that may be an option, our landlord says pets will be considered on application. Transport-wise, the 58 tram runs along the road we're on (Melville Road) so there are two stops very close either way. There are also buses (503, 508 and 506). So far as accessibility goes, there is a step up to get in the front door, a step down into the garage and a step down into the back garden. All the bedrooms are up a flight of 16 stairs with a handrail the whole way. Living room and kitchenette are downstairs.

So the set up is that it's a 3 story townhouse with the 58 tram to the city right on your doorstep. Im looking to rent out a bedroom on the 2nd floor that has BIR. The top floor has a bedroom, a lounge area and balcony is rented to Todd, who is from Canada and works locally. The middle/2nd floor has the kitchen, dining/lounge, balcony, separate toilet, bathroom and two bedrooms (all furnished except for the one available for rent). The other bedroom on that floor and the bottom level (which has a second bathroom/toilet with European laundry, lounge space and bedroom) are used as office space with staff there Mon-Friday 8am-5pm. No bond is needed, but I would just require two week's rent paid upfront, then if you just continue to pay rent fortnightly in advance. Ideally I'd be looking for you to stay for minimum 6 months but happy for you to stay on longer. If you can give me at least 1 month notice prior to moving out that would be great!
