Excellent public transport options. A 426 and 418 bus stop is one block away, so excellent for Sydney Uni and UTS students. It's a six minute walk to Dulwich Hill Light Rail and new Sydney Metro line to open this year. Ample street parking on wide street.

Studio has skylight and views onto sunny garden and pool. Studio has its own locked entry door, and a lockable interior door that opens into other side of garage, where there is a wardrobe for hanging clothes. The other side of garage is accessed by us through the separate garage door and used primarily for storage and exercise equipment.

Reverse cycle air conditioning system for heat and cooling. Utilities and internet included. Partially furnished with flexibility for you to add/change and make it your own space. Happy to remove anything you don't want or help source things you might need.

The "bedroom" is a large sleeping loft with a queen bed and storage / sitting area. You have to go up steep ladder stairs to get to loft. Height in the loft is 115 cm, so you can easily sit up in bed and crouch/crawl in the space. Loft feels expansive due to skylight and lovely stained glass window.

Kitchenette currently includes microwave, bar fridge, toaster, kettle and induction hotplate, with limited prep and clean-up space.

Laundromat, bank, cafes, supermarket/shops, gyms, Marrickville library just a few blocks away.

Studio best suited to a considerate student who wants to live alongside a multigenerational family, loves dogs, appreciates their own space and respects ours, is ok with a loft bed, and doesn't have huge cooking or storage needs.
