From BrisVegas to XXXX Gold, Brisbane homes can go from hot property to cheap as chips in a heartbeat. But if your heart is set on spending your hard earned cash on sinking more tinnies rather than more rent, we’ve got the suburbs for you.

There’s something for everyone in Brisbane’s share house market, with rooms running the full gamut from ultra-cheap to some of the priciest you’ll find anywhere in Australia. Luckily for our inner-city bripsters (Brisbane hipsters) much of that choice lies within that coveted 10km radius from the city’s CBD.

Flatmates.com.au has run new data on suburb rental prices. Over the coming weeks we’ll be bringing you articles on the cheapest and most expensive suburbs to rent a private room in a share house in each capital city. If humidity, tropical plants and brush turkeys are your vibe, check out the five cheapest suburbs within 10km of Brisbane’s CBD below.

KEPERRA

Distance: 10km from the CBD
Rent average: $160/week private room

The value proposition at Keperra, in Brisbane’s north-west, needs little spruiking. Only 10km from the city and at $160 per week for a private room, this suburb is hard to pass up.

In Keperra, you’ll find larger family homes, which for share house seekers means bigger rooms, the potential for multiple living areas and the likelihood of a decent backyard.

There are also three train stations, a TAFE campus, the 27-hole Keperra Country Club and an abundance of parklands nearby, along with a number of retail strips.

SALISBURY

Distance: 10km from the CBD
Rent average: $160/week private room

There’s a little bit of everything in Salisbury, which has a growing reputation as one of south Brisbane’s quiet achievers.

Only 10 minutes to the CBD and yet with a distinct neighbourhood feel, it’s full of charming cafes and restaurants, along with parks and shops including an Aldi supermarket and the popular Rocklea markets close by.

Equally close is the A7 and Salisbury Train Station, both of which will have you in the CBD in a jiffy, while Griffith University is only minutes away.

For an average of $160 per week, the large selection of rooms available on our site makes a strong case to make your next home in Salisbury.

GRACEVILLE

Distance: 8km from the CBD
Rent average: $160/week private room

Close your eyes and picture a suburb that’s quintessentially “Brisbane”, with leafy streets lined with Queenslander-style homes and you’ll come close to capturing the essence of Graceville.

Only 8km from the CBD, filled with parks and walking tracks and bordered on two sides by the Brisbane River, it’s a location that’s easy to fall in love with.

Graceville doesn’t miss out on amenities, with a train station and key arterial Oxley Road splitting the suburb. There’s also a good selection of eateries and the suburb is home to the historic Regal Twin Cinema, along with a shopping strip on Honour Avenue.

But you need to be quick – available rooms can be something of a rarity and the best ones are quickly snapped up.

CHAPEL HILL

Distance: 8km from the CBD
Rent average: $165/week private room

Positioned at the base of Mt Coot-tha, Chapel Hill is not only a nature lover’s dream – as one of the cheapest suburbs in Brisbane in which to rent a room - it’s stunningly affordable real estate given it’s only 8km from the CBD.

While it misses out on immediate rail access (you’ll need to drive to nearby Indooroopilly for that), it does have bus services and you do get an idyllic location with a large network of walking trails.

The huge Indooroopilly Shopping Centre is also just one suburb over, while for those in the suburb’s south, two separate shopping centres in Kenmore come in very handy.

HOLLAND PARK

Distance: 8.3km from the CBD
Rent average: $165/week private room

The closest to the CBD of our ‘cheap’ suburbs, Holland Park wants for little.

Handy to both Carindale and Mount Gravatt shopping centres and only five minutes to the M1, it’s a popular choice for families, given its high percentage of larger homes, which bodes well for those seeking rooms to rent with a touch more space.

With a strong mix of local cafes, tree-lined streets and yet only moments from the M3 motorway and Griffith University, it’s a suburb that would likely set you back $300-plus per week for a room if it were in Sydney or Melbourne, yet here it costs an average of just $165 on Flatmates.com.au.

Brisbane has the best of both worlds. It’s an edgy city with a great art scene (like big sister Melbourne) but it comes with beautiful weather and close proximity to amazing beaches and landmarks (but without the Sydney price tag). Many young renters may choose to move to Brisbane to study and then decide to stay for the lifestyle. Brisbane is an eclectic suburb with beautiful weather, great food, world class art acts and most of all, cheap rent.
