With Hobart rents continuing to soar as Tasmania grows in popularity, it pays to know your suburbs when you’re searching for a new share house.

A couple of kilometres might mean hundreds of dollars in monthly savings, or it could mean a bargain if you do your research and find the right property at the right price.

BATTERY POINT

Distance: 1.7km from the CBD
Rent average: $235/week private room

Battery Point is quintessential Hobart. You’re on the waterfront, only moments to the CBD, surrounded by tiny little streets and heritage listed sandstone homes. Views to die for and Salamanca Market on your doorstep make Battery Point Hobart’s most expensive share suburb. Residents love its “walk everywhere” ability, its abundance of historic and modern pubs, eateries and boutique retail, not to mention the cute cottages and larger period homes that line its streets. Pretty as a picture, a room here can set you back a pretty penny.

HOBART Distance: 0km from the CBD
Rent average: $230/week private room

Like most capital cities, living in the heart of the action in Hobart doesn’t come cheap. It’s not quite the sleepy seaside locale it once was, but it retains much of its historic charm while embracing development and an influx of residents. Whether it’s the Elizabeth Street Mall, the wharves, the nightlife and entertainment opportunities or the quick access to the walking trails and views around Mount Wellington that grab your attention, you won’t be short of things to do.

WEST HOBART

Distance: 1km from the CBD
Rent average: $200/week private room

West Hobart might just have the best of all worlds. At one end it borders the CBD, to the north there’s retail and foodie heaven in North Hobart, and West Hobart is also where you’ll find the picturesque (and enormous) Knocklofty Reserve, with its bush walks and picnic areas. There’s a great selection of local shops and cafes along Hill Street, and for an average of $120 per month less than its more expensive CBD neighbour, it’s well worth considering in your share house search.

SANDY BAY

Distance: 2.7km from the CBD
Rent average: $200/week private room

While the secret is well and truly out on Sandy Bay, with house prices close to doubling in the last seven years, its share house market is comparatively affordable at an average of $200 per week. Comprising the large stretch of waterside land from Battery Point down to Mount Nelson, it’s exceptionally well placed for amenities, with Coles and Woolworths supermarkets, the Wrest Point Hotel Casino and Nutgrove Beach for the summer months. Importantly for the share house demographic, it’s also home to the University of Tasmania campus and has rooms running the full gamut, from uber expensive to cheap and cheerful.

SOUTH HOBART

Distance: 1.7km from the CBD
Rent average: $200/week private room

Completing the suburbs encircling the Hobart CBD, South Hobart offers great value only five minutes from the centre of town. Locals rave about how quickly a Macquarie Street bus delivers them into the CBD, and yet at night and on weekends they’re removed from the noise and bustle of downtown. Speaking of weekends, the Cascade Brewery and Brewhouse are on the edge of town, or continue past them and head up to take in the views and waterfalls in and around Mount Wellington.

No longer the laughing stock of Australia, our southernmost capital city was declared as the country’s most unaffordable capital city due to its expensive average rent in comparison with the average income of Hobart.
