The flat is beautifully renovated, with quality finishes throughout like hardwood floors and marble bench tops. There are two modest sized bedrooms with good sized built in cupboards. One bedroom has a queen sized bed (I can supply the linen), and draws, the other has a large desk. The furnishing has changed a little since these photos above. There is a small kitchenette with fridge, convection microwave, induction hot plates and small appliances. All crockery and cookware already in place. The bathroom is a good size with large shower, lots of storage, and a front load washing machine. The living room has a three seat sofa and armchair, dining table for two and a 40" Sony TV. One car accommodation available in the carport. Bardon is a beautiful suburb, well connected to the city with regular bus services. It's only $13 Uber to the CBD, so it's a great location for a night out. We have a large park within 250m, great running tracks along the creek and a cool cafe over the road. Would suit someone who is looking for a beautiful secure home close to the city. I have a strong preference for a normal person. You know; no crazy parties, no weird behaviour. Over the last four years I have had the good fortune to have a wonderful international student and then a professional woman. My ideal tenant would be long term, educated, interesting and easy to get along with. Might suit a uni student from the country, international student, single working person. I'm open to pets, but I have high expectations of behaviour. My Labrador doesn't bark, so I wouldn't allow a loud or destructive dog . The downsides. The living room of the granny flat is partially overlooked by the upstairs entrance hall. Security is good, but the privacy of the living space isn't perfect. When I built it, I did a lot of work to minimise sound from upstairs with specialised insulation and more, but you would still know when I am home. All bills including high-speed cable internet included. Possible upsides: If you are new to Brisbane the kids and I would be happy to show you around our favourite places and help you get settled. I also have a spare old car that I would consider throwing into the deal. It looks awful but runs great. You wouldn't pick up a date in it, but it would be a great commuter.

Your new room has aircon, a ceiling fan, large windows with lots of natural light and air flow, very spacious (can fit a king size bed + couch + desks and wardrobe.) and hardwood floors! The house itself is a two storey, all housemates live upstairs but downstairs is completely free for any storage or usage you need. There is undercover parking as well. We are located 2 minutes walk from Bardon Central which has the 61/375/385 bus stops to the city/valley/Southbank, and 10 minutes walk from Paddington Central which has Woolworths, cafes and everything else. The house has ADSL2+ with recently repaired wiring so it's quite fast. Bills are additional to rent but are quite cheap - Internet is $20 a month, gas/electricity is quarterly and usually quite low. We don't really have any house rules apart from clean up after yourself and be a nice person! The lease will be re-signed in January commencing from 1/2/2017 so you must be willing to sign on to that. If anything occurs during the year the real estate is quite accomodating and it is only a small fee + finding a replacement if you must relocate.

The house is on the main road of The Gap, but the house is hidden behind the awesome trees out the front and is close to the Gap Village, the golf club, BP, domino's pizza, 3 local gyms, Taylor Range and The Gap reservoir. Access to transport is like a 5-10 minute walk (380,381,385) and trips are normally 25-30 minutes (40mins peak hour). The Paddington Central (shopping centre) has Woolworths and Post office. There are also some gyms, restaurants, bars and banks in Latrobe Tce and Given Tce. One parking spot available. Sorry, no pets. Room: Unfurnished bedroom. It fits a mattress bed and bedside tables, desk and other furnishings. The cost of the room is $160 per week including water. Internet, electricity and gas are extra.

The house: 3 bedroom Queenslander with two bathrooms (one being your future ensuite) a laundry, front balcony and decent backyard. THE WHOLE HOUSE IS AIR-CONDITIONED. We are located near a bus stop and have a corner store on our street, as well as being a short drive from Toowong Village. The room is the master and has a great bathroom and walk in robe.
