There are a lot of things to love about the property. It is situated in a fantastic location. There is a lot to love about Balmain, with so many great restaurants, bars, shops that there is something for everyone. There is also fantastic public transport access with multiple buses a mere 15 minutes from the city (and train stations). There is also two ferry wharves in walking distance (10min/20min) with access to circular quay, North Sydney, Sydney East, etc. The property itself is great. Well sized bedrooms and even has a fantastic view of the Harbour Bridge from the living room! There is a large shared bathroom, with a shower and a separate large bathtub. There is also washing and drying available, which you are more than welcome to use. There is a medium sized brick backyard/terrace which is perfect for eating/drinking outside on nice days. The living room has a TV, equipped with Apple TV and Netflix which you are more than welcome to use! Wifi is also included at no extra cost, and it works very well! The kitchen is large, modern and well equipped. Plenty of prep space with large marble benches if you love to cook! Fully Functioning 4 top gas stop, and full sized oven. Neighbours are friendly and approachable. I have NBN connected but not yet chosen internet carrier. If you have a preference, happy to join up and share cost. I sometimes look after friends pets so would want a flatmate who likes dogs. They are always the smaller size, such as a miniature schnauzer.

Note: There is no door, but the loft does not open to a shared space - it is at the top of a carpeted stair case on its own level on the 3rd floor of the house. So although there is no door, there is complete privacy. There is perhaps a little bit more exposure to noise from within the house than a typical room but it is two levels above the shared area and you can rest assured that Trent and I are respectful of this - particularly as I previously lived in a similar room. Bills are split equally between all housemates. Per person per annum the bills are approximately: Electricity: $500 pa Gas: $80 pa Water: $160 pa Cleaner: $110 per visit, they come once every three weeks and do a fab job on the common spaces, bathrooms and vacuum the bedrooms too. It's a big terrace with high ceiling and lots of light. It's got a great kitchen / conservatory with a nice long garden (with BBQ) at the back of the house. Good living room size and sofa / TV. It's big enough to feel like two living spaces. It's quiet, even though it's just off Darling St in Rozelle (the Balmain side). It's close to bars, shops and transport to the city. It's a good spot. Your room will fit in a double bed, wardrobe and chest of draws and a few other bits and pieces. It overlooks the garden. There's permit allowed parking on the street. Internet is included and unlimited. Currently have Foxtel and Netflix. The only bills are Gas and Electric every quarter. The larger room with built in wardrobes will suit a couple (at $300/w), or a single (at $250/w).
