8th Oct - broke wrist on weekend. will be in hospital 12/13 at least. hope to reply 14/15th depending on the pain/drugs they give me Gday, i have a barely furnished  room for rent in my house. the room is approx 3.1 x 3.6m. it's at the front of the house with a window that gets the morning sun. it has a barred window that can open, a fireplace that doesn't work and a excellent blind that blocks lots of light if you don't like the morning sun. it does have a large crack in the wall that the landlord has sighed at but won't fix, and it has a corner with a noticeable lean. it's pretty noticeably without furniture in, but if you have furniture it'll stay flat. most people put a desk or cupboard on it. the room reflects the rest of the house well. it's old and the landlord doesn't really want to spend money on the house. he'll fix things but he's old and greek and likes to do things himself and i've learnt it's often easier to do it myself with a youtube tutorial. the rent whilst cheap for the area, does mean the house is not as modern/new as many of the houses around it. i call it a dive. on the plus side, no real estate dramas, no house inspections, and it means you can paint the room if you wanted and the landlord won't complain. i've been planning to get the house 'artistically' painted for a while now and kinda plan to start soon so it's a good time to get in if you're an artist in your spare time. the house is very well situated, about 5mins walk to smith st woolworths and 6mins to new shiny coles. within what i'd consider walking distance are trams #12, #86, #109, collingwood train station, and hoddle and johnson street buses. it's a pretty quiet street. there is on-street permit parking, but you'll need to get a permit from the council. it's a quiet street - if anything loud occurs, it's always on vere street. when the melbourne floods (2) were occurring, all the water ran down vere street also. there's a small backyard but it's large enough for a couple of couches and some storage racks and a tiny garden area that everyone intends to do stuff with but rarely gets there. there's an advance Triffid task force that's holding out in the corner and won't die, but for the moment they're in retreat. the gardeny bit gets most of the sun. apart from the gardeny bit, it's almost all undercover so washing can still get dried easily even when melbourne's rain is going horizontal. the house is fully furnished bar the bedroom. there's a big fridge, 2 freezers, big washing machine, xbox1, very fast ADSL2 internet, torrents, pretty big TV, a stupidly large movie collection. it has a bath under the shower and continuous hot water - i doubt it's eco friendly but the showers are great. there is a cat who rules the house. she's quite friendly and mostly shadows me around when i'm home. if you're not a cat person i don't think it'll work out. rent is $205 per week. it's due weekly on wednesday night and I like it kept paid two weeks in advance. rent on time is especially important to me because it ensures i eat each week. the bills are NOT included with rent, and arrive monthly. they are mostly semi-fixed costs and are $190 pm currently. bills include: Gas, Electricity, and Internet. the electricity and gas go up and down based of an average over last 12 months. the internet hasn't changed in years because it's too fast (by ADSL2 standards) to change and we're the last in line to get NBN. i do want faster internet once it becomes available. i'd really prefer someone intending to stay a while. i know life can change and often does, but stability is great too. now with new updated photos of room looking nice from housemates stuff. can show you empty photos if needed. to move in; * the cat needs to approve of you * bond of two weeks rent ($205*2=$410) + * two weeks rent in advance $205*2=$410) for a total of $820. any questions, please ask. We're located on the edge of Fitzroy gardens, meaning it's a 15 minute walk through leafy heaven into the city centre! Also outside the house is a tram stop which goes straight into the city, so on the rainy days you don't have to worry about walking anywhere. We have 2 pools/spas for splashing around in, a gym, and 2 saunas. Our garden was so damn beautiful it got onto TV for it. My room which is available is on the 2nd floor, giving views of the back garden and sky when waking up. There's a built in wardrobe. With this place, I really appreciated having the gardens across the road. Having hundreds of metres of open space right there really helped with not feeling boxed in by the city, and the gardens in the apartment made living here feel more natural than anywhere else!
