Hi there, my housemates have just bought a house and I don't want to move as its a great place so I'm looking to take over the lease and get two new housemates. Ideally they'd be able to go on a six month lease with me. The first bedroom is upstairs and is the main bedroom with ensuite , would allow a couple but would have to pay extra. The second bedroom is downstairs with mine (and another spare bedroom), you could choose out of two rooms which one you prefer. The bathroom would be shared. I currently don't have any furniture so if you do that's a plus not a negative, I'll be investing in some as soon as they move out though (31st March or slightly afterward). There is a double lock up garage, will be a spare bedroom and also storage cupboards and "wine cellar" if you need a place to put your things. I have a dog who gets along with other dogs if you have one too, probably prefer no cats as I'm not sure how my dog is with cats. Looking for someone stable who can sign a lease with me for at least six months, pays rent on time, is pretty clean, doesn't mind a chat or beer at the end of the day and doesn't mind dogs. Bills would be on top of rent, I estimate about 25 per week for all bills (electricity, water & internet) The house has a great view from the balcony, lovely to have a coffee or a wine on and overlook the valley. It's located at the bottom of a driveway in a complex of five houses, but it feels very private and is off the road away from noise and people walking by. The beauty about a gravel road is that you never have to wash your car ever again, as it will get some dust on it the next time you drive the road. There are only 5 other houses along this road. The unit is a nice little 2-bedroom unit on the second story with a small balcony directly across the road from the beach, the Hoey Moey, a couple of doors down from 3 cafes, park beach bowling club, a 5-min walk to the plaza, a 10 minute stroll to Coffs Creek and a 20 minute beach walk to the Jetty Markets. ~ The unit is fully furnished so you would only need to furnish your room. The room for rent is the larger out of the two rooms. It has built-in double mirrored sliding door closet. Water, electricity and internet bills are all included in the $200 a week, however, once the bill comes IF there are any extra charges the bill is split equally. This has not happened with my current or previous flatmate but has happened in the past. ~ I’m preferably looking for someone who either works fill-time or is enrolled in tertiary study and must be clean, tidy, respectful and preferably a non-smoker. ~ You will not be on the lease but will be subletting so it will still have to be passed through NSW Real Estate – People with bad tenant history need not apply.

We have a large verandah upstairs which is truly sensational to chillax on with BBQ and awesome views of our rainforest garden. You are welcome to cook and eat with us or do your own thing. Of course, anything you use in the kitchen we would expect you to replace or pay for. (you will have your own pantry space plus share of the fridge etc) We have a large garage for bikes, surfboards or whatever else you need stored. You will be treated as part of our family and we ask you to respect that. This means sharing the lounge with us, helping put the rubbish out, collecting the mail etc. Nothing too onerous! You will need to keep your room reasonable and clean and if you use the shared spaces we ask you to tidy up after yourself. This is a great house for anyone studying as it is quiet with sensational views of the forest we live in. The house is not child friendly and smokers are not welcome. We are happy to negotiate if you want to have another adjoining bedroom as your private lounge room or office etc.

The partly furnished flat sits above a stand alone garage which is separated from the main house on the property. An adjoining rumpus room can also be used by the tenant subject to agreement. It would suit someone who wants their own privacy and no other flat mates. All gardens and lawn areas are maintained by the owner.

I love living here because it is a quiet area next to park and river. I find it relaxing and private. Walking distance to town and the bus stop is 2 mins walk (not the official one in town) and walk to service station which has food and shop. 15/20 mins from Coffs Harbour. You would have 2 rooms and your own bathroom, view of park/river No air conditioning but have fans and usually get a cool breeze through the house.
