Hi there potential housemate! This is a brand new room and apartment, and preferably long term rent at $265 p/w for individuals. Couple rate is higher. Can be flexible on duration, although long term is preferred. All bills are split evenly between the two of us (water, internet and elec consumption). Water supply is included in the rent. Internet is $30 each p/m. 4 weeks rent is required for the bond. Rent is paid two weeks in advance. The room: The room is a large master bedroom and has a wall of fitted wardrobes. The apartment: The apartment is stylishly renovated, with lots of luxury or modern features. It's spacious, light filled and comfortable, however, I'm still having the odd bit of work done on the place, so there are a couple of things that might bother you if you wanted to live in a place that was immaculate. If you have a car, there is an allocated parking space in a gated basement car-park, which you can access if you pay $150 deposit for an electronic key access remote (returned when you leave and return the remote in working condition). The location: It's right on the main bus route to civic, no 39. It backs onto a nature reserve, where we get kangaroos daily and lots of wildlife. It's a quiet complex, with a pool and tennis courts, and lots of trees. There's a nice mix of people in the complex, families, young professionals and animals. We get roos regularly in the back garden. Other stuff: This is a peaceful place to live, in area where community life is rich and neighbors say hello to each other; loud music, late guests or parties probably wouldn't fly here. Having occasional friends for a quiet movie, dinner or overnight is fine, but the complex is quiet by about 7pm, the walls are quite thin, and the entire apartment space is less than 100sqm, so keep that in mind if socializing in your home space is important to you. I just moved here and I'm still setting it up and learning its quirks and the benefits of living in this part of town. It is easy to get anywhere in town from here. There are a few shopping areas in walking distance to pick from. Buses stop a few houses away if you need that. It has evidently been well looked after and has new carpet, a gas stove, plenty of hot water and the temperature stays comfortable even with no heater on all but the coldest nights. Which room you'd have is up for negotiating and it would be based on need as they are different sizes with different amounts of storage.

The bedroom could probably handle a double bed and some other furnishings but a single bed would work better for space for a desk etc. There is also a large built-in wardrobe in the room. The bathroom is newly renovated and the flat gets nice light in all rooms. Hackett is a quiet neighbourhood with surrounding bushland for exploration. Close to Ainslie, Watson, Downer and Dickson and a quick bike ride into the city if you're so inclined. I'm a friendly introvert that likes a chat and a drink on occasion but I also respect people's privacy. Open to sharing groceries etc but it is not a given. As this is a smallish flat for two indepe dent people, above average levels of courtesy may be required at times. Suitable for post-grads.
