AVAILABLE APPROXIMATELY MAY 2ND Hi all I'm Marty and I have a room available in Aldinga Beach for someone immediatley. I am located 5 mins walk from Shops and Bus Routes (750 I think), 3 mins drive from the beaches and parks and 20 mmins from Mclaren Vale wine region. The home has a Shared Bathroom / Kitchen with Gas cooking and brand new hot water. The house also has a brand new reverse cycle air conditioning system installed. There is off street parking and some storage area if needed.

I am looking to share the house with someone who is friendly and easy going preferably with a rental history and someone who likes cats.

About me, I'm 52 I am an accredited Uber Driver / Chauffer, I am hopefully getting back into this work or a driving job so sometimes I wont be around much, that said, I do have my spot on the couch lol, I'm easy going and like socialising but also spend time hanging out with friends or in my music studio.

I like to keep a clean home. Id like to rent the room to someone who can feel free in the house. I'm very respectful or privacy and shared spaces. Thereis a lock on the bederoom door for your privacy.

About PETS:
Sorry no Pets as my Cat Narayan the Bengal doesn't get along with other animals he just likes to be Top Cat but he's really friendly and MUST stay indoors at all times. He's a quick cheeky bugger and will be out the door in a flash if gets the chance but loves a chin scratch all the same.

I have only the one room at the moment that has built in wardrobes with full length mirrors and shelves. It has a single bed ( Please bring own linen) and a Computer Desk supplied and some furniture if you would like it or BYO.

Also have a rear entertaining area that Im currently working on that is in the process for summer. There is a washing machine, fridge and freezer in the kitchen ( soon to upgrade) but please brig own pots pans cutlery if desired.

Location is Aldinga Beach 5173 5 mins walk from Shops and Bus Routes (750 I think), 3 mins drive from the beaches and parks. Shared Bathroom / Kitchen with Gas cooking and brand new hot water. The house also has a brand new reverse cycle air conditioning system installed.

There is plenty of cupboard space, I am decluttering at the moment so will probably few extra things that will be useful. I also have a juicer and make really nice juices, so if your into that please feel free I make a great Red Juice which is my favorite.

Rent and bills.
Our home comes with unlimited super fast internet through and also have free Netflix

Bond is 2 weeks rent + 4 weeks rent in advance, the room will be rented on a Sub Let Agreement. My Agent is HARCOURTS. Bond will be lodged with RBO and my rental Agent advised when you move in. I am a registered Landlord I comply with all rules and regulations so we all are on the same page. Rent is to be paid fortnightly on a Wednesday.

I have broken the bills down for you so you can see what the normal usage would look like, all bills will be shared Netflix is free:)

Rent = $250/ Week.
Water = Paid Quarterly depending on Usage I get billed directly from Raine and Horne average is about $160 / QTR.
Electricity = Paid Monthly depending on usage.
Gas = Paid Quarterly depending on usage.
Internet = $40.00 / Month

Non Negotiables for the house are pretty simple

1. Don't let the cat out...
2. keep our home neat and tidy
3. Areas in the cupboards can be used for your own food items etc or share the space as there is plenty
4. DONT let the cat out, especially the back door.
And that's about it really, pretty simple.
