🌳Nice flat easy care garden, we're responsible for mowing (easy with my battery mower, I love mowing💚)

💨Cool breezes++ and no hot sun (we're shaded by apartment blocks, which also create lovely breezes, it's amazing)

🕊Quiet neighbours and street for so close to Gympie Rd and the city

⏳️Long term lease - have been here since July 2023 with no plans to move and the landlord is not changing arrangements any time soon
⚡️Electricity, water and gas is included for the average usage, so you'll need to manage any air con usage etc it's easy to avoid in this cool house with a fan
😷No mould - I'm really allergic so I'd know. Pest control done yearly, just done recently ie ants, cockroaches and spiders. No rodents but we have traps.
🛠Low maintenance - a lot of work was been done on the house when I first moved in including new hot water pipes, new shower and bath taps, new basin waste, toilet pipes cleared of roots etc. So there's not much that can go wrong now.
🐾 No more pets. Sadly, other dogs are not suitable in the house, Leo is anxious of other animals 😭 and I'm really allergic to cats, thanks for understanding.

The Blue Room

🪑Furniture can be removed depending on what you need, but items available include:
* Oak chest of drawers
* Small hanging wardrobe
* Bedside lamp
* Study desk, comfy chair and lamp with a nice view
* Large king single bed (half a king bed) and 2 sets of cool bright cotton sheets, all bedding (quilt, blanket, 2 pillows, mattress protector)
* Towels
* Power board and extension cord
* Washstand
* Decor items like paintings, ornaments and cushions, floor rug

House agreement
The usual common courtesies apply:
* Pay rent and bills on time - set up automatic transfers etc
* Be quiet and respectful of each other and our belongings
* Fix or replace breakages or damage to the house or each others property
* Help out around the house with cleaning, bins, lawns etc (easy house to clean and mow... dead flat rectangle, using a light quiet electric mower... it's actually so much fun and quick, I don't care if you never mow).
* Ask if the other needs the bathroom before using it for a length of time
* Clean as you go in the kitchen, rinse dishes if washing later, wipe benches etc
* Clear out the fridge regularly
* If you want to entertain friends just ask and I'll make myself scarse ☺️
* No regular house guests (e.g. partner staying half the week) it's not suitable re bathroom
* Try and get together every now and then for a house hang out, art and craft, games eg backgammon, walk or hike, dinner or outing 🩵💙💚
