Room A: Lower ground level onto courtyard, furnished with double bed, includes built in wardrobe. Shared large bathroom with dual basin. – Possibly available in 4 weeks - TBC

Room B: Media room onto lower ground level onto courtyard, furnished with double bed, futon/couch, hanging clothes racks. I am aiming to find a tall boy set of draws. Shared large bathroom with dual basin. This room has the possibility to add your own projector. There is space within the room for bedroom and lounge room/study. – Available now.

Room C: Top floor room (fits king but is more spacious with queen or double) with private bathroom. Wardrobe and shelves. Not available.
The flatmate will need to provide their own linen/bedding/pillows/towels/pots/pans/cutlery/crockery/benchtop cooking appliances etc. Main appliances provided.

Bills
Total weekly amount (paid fortnightly in advance) will includes fully furnished property and bills (power, water, wifi, and cleaner of bathroom and floors fortnightly, gardener as required, fully furnished). $65 per week to cover total bills.

Shared spaces:
Kitchen; Dining Room: 2 fridges, 2 pantries, plenty of storage and bench space. Table with 4 seats.
Lounge Room: large couch, tv and surround sound.
Laundry: Washer/Dryer.
Courtyard: large courtyard space with shaded space under balcony, and clothes line.
Parking: there is no off street parking available. There is on-street parking available at certain times. It is possible to get a residence permit which can be obtained from HCC for $67 one off application – it permits parking in side streets as Macquarie St is a clearway at times. There are two large car parking sites available very close by on weekly/monthly fees, however one would need to enquire in order to find out the cost and availability. There is space for a scooter/bike inside.
Heating: Floor heating, however we recommend a dimplex for your room because the floor heating is expensive so we only like to use it sparingly.
Windows: Double glazed window, cannot hear any road noise.
This house is very spacious so there's plenty of space to relax and unwind individually or enjoy an after work beverage together.
Hobart Rivulet walk is very close.

About Me (Head Tenant):
Top floor (private bathroom): I am a 'young' 42 female, born and raised in Australian (lived 10 years in other cities/countries). I work in finance in the CBD M-F 9-5pm. As it's a new role I will be focussed on work and study of an evening/weekends. I also walk my dog Luna Belle once or twice a day and do pilates. Any spare time I have I am socialising or travelling around Tas.

Ground floor courtyard room (shared bathroom): 27yo female doctor, born in Thailand, raised in Australia. Works shift work. Likes cooking, pilates and socialising.

Top floor front room (private bathroom): 28yo male engineer from France.

About You:
In a flat mate we’d like a fellow professional/student who is a dog lover and will take care to ensure Luna doesn't get out onto busy Macquarie Street. :) Someone who is happy doing their own thing but can come together for chats, drinks from time to time to keep harmony in the house. Someone who respects others and values tidy/cleanliness without being too OCD. Someone that doesn’t have too much stuff because it is already fully furnished.
